In a recent blog The Homeowner Raised the Listing Price $200,000 AFTER STAGING!!! I wrote that the homeowner was so excited after we staged his home that he raised the listing price by $200,000.00 from $2.78 million to $2.98 million. Well, the home has sold already and escrow has closed! The homeowner did not get the original $200,000.00 bump he had hoped for after staging, but he did get an additional $80,000.00 he would not have gotten if he hadn't staged the house. We staged the home on June 15, 16, & 17. The one and only open house (Realtors Caravan) was held on June 20 (Wednesday). The first offers (multiple) came in on Friday, June 22. Escrow closed last Thursday, July 12.

How's this for statistics:

  • Days on market before an accepted offer - 5!
  • Days on market from MLS listing to close of escrow - 22!
  • Value added by staging - $80,000.00!

This is an excellent example of the value hiring a Professional Home Stager to enhance your property regardless of how grand the home.

In addition, the home buyer purchased all of the Persian rugs, French tapestries and furniture from my company Moving Mountains Design after the purchase of the home was negotiated. This turned out to be a win-win-win situation for all involved.

Ethan: The market differs from area to area. Staging may not increase the selling price in some areas, but it will probably make the home sell faster as it will be more attractive to a larger number of potential buyers. And selling a home faster is like money in the bank - lower advertising and marketing costs for the listing agent, less time spent on open houses, and lower carrying costs for the homeowner. Staging may save them several months worth of mortgage and property tax payments if the home sells faster. Also - and this is very important - STAGING IS NOT AN EXCUSE TO OVERPRICE A HOUSE. Buckingham Palace wouldn't sell if it were overpriced. Yes, a $150,000 home can benefit from staging, if you want it to stand out from the other homes (competition) on the market, so it can be attractive to the largest number of potential buyers.

Kathy: They bought the rugs, tapestries and furniture, but did not buy my accessories. They wanted a bargain basement price for the accessories (because they were "used"). I am quite happy to have made a profit on the sale of the other items, and still get to keep my inventory.

Oh, oh, oh..... let me add that you should have received part of that added value that you did for the house....... Which really goes to show that WE ARE much less than a price reduction.... and so much MORE than what he had.  So WHY shouldn't you get a % over the list price.... after all, you had it SOLD in 5 days didn't you? :)))))))) Just a thought for your future BFHs.

You did a beautiful job. The picture looks so professional. Did you take it yourself or was it done by a photographer? I also checked out the other before and after pics of the house and I must say you are very talented. Did you do the entire house or just the main rooms? Also, did you bring in the piano?

Maureen: The little topiaries on the hearth came from Ross.

Christine: I use a Nikon D40 camera with a 18mm-55mm lens. I usually shoot 100-150 photos of each project (digital photos are free until you print them) because I figure with so many photos to choose from, 5 or 10 of them will be good. And I shoot every shot with and without flash, although I usually use the "without flash" photos. We staged 4 bedrooms, 9 bathrooms, living room, entry, office, downstairs master bedroom, upstairs master bedroom, 2 children's bedrooms, dining room, family room, kitchen, 2nd kitchen, morning/breakfast room, laundry room, mezzannine reading area, plus a number of halls & galleries.

Juliet: We did not sell any accessories, so I got all of my inventory back with a few exceptions.

Christine: There were several days of prep prior to actually staging, but once we were in the house, it was me and 2 assistants. In addition, Lori Kim Polk flew down from Sacramento to help out two of the days, bless her towel staging soul. We were pretty well organized with rooms separated into separate bins. We could have been better organized though. I am looking for warehouse space so I can put everything out on shelves and fill bins for each room specific to each job. If I didn't have so much help, we would still be there! It took 4 of us 6 hours to remove all the accessories, towels & bedding when we were destaging. Now it will take us about a week to get everything sorted out and back into rotation. Too long, but I am working on that too.

Sue: The seller made the staging part of the contract with the Listing Agent. If the REA wanted the listing he had to pay for the staging. The REA was resistant at first (I don't blame him) but once we were done, he was thrilled. I am seeing the seller making the REA pay for staging more and more on the $1 million + listings.

Michelle~  What an amazing job you did on that project!  I think many would not appreciate how much planning goes into the design aspect of this large of a home.  Not to mention the organization  and patience and overall zen! needed to smoothly coordinate and execute the whole thing 'hitch free'!

$80,000 more is prove positive once again that staging virtually ALWAYS pays for itself!
