When selling your home it is important to remember that your tastes and ideas of how your home should be shown will always be very different from the professional opinion of a home staging expert.

LR BEFORE....This home was newly remodeled but the seller was afraid that putting furniture in the room would make the space seem smaller. He staged the room with artwork and a small table which does nothing to enhance this space and welcome buyers in.


LR AFTER...Budget was a problem with the seller so we told him items we would need and he BORROWED furniture from his present home as this was an investment property.

We gave him a budget of $300.00, separate from the staging fee, which allowed us to purchase accessories to complete the staging and the results were drastic. These items are now his to use on his other investment properties. Now the buyers are welcomed into this space and the room DOES NOT LOOK SMALLER AT ALL!!

MASTER BEDROOM BEFORE...This client staged this room according to his tastes BUT this did not appear as a Master Bedroom suite and did nothing the tie into the beautiful bathroom that he invested money into updating.

MASTER BEDROOM AFTER....With newly purchased bedding and curtains the room is now a BEAUTIFUL MASTER RETREAT!!

A little knowledge can cost you money in the long run!!. In this case, we surprised the seller by working with his items, keeping within his budget and adding our flair for knowing how and where to place it all.

Phyllis, well done.  Your photos make the point, and I will admit that when I show homes that have been staged, they show so much better than one I showed yesterday with no furniture, and worse yet, it was dirty and had minor cosmetic problems throughout the house.  My buyer clients commented on these things without any prompting.  Granted, this wasn't the sole reason they didn't buy the home.  It also had a staircase immediately in the way when you open the front door, but there's no doubt that this house would have showed 100% better if nicely staged.

I staged one of my own homes (bought all furniture, living room, dining room, bedroom and staged it). I had 5 visitors, 4 of them interested and full price offer in two weeks. I also sold the furniture with the house.

Phyllis,

You really proved that Staging your home for sale creates interest and excitment for the buyers.  Buyers want to see value and purpose.  The buyers now have a lot of homes to look through these days and they really want to be impressed.  With this house your Staging would now impress any buyer...great job!!!

Phyllis, isn't it funny how people have a hard time understanding that a space will look bigger WITH furniture.  I especially love how you transformed the master bedroom.  Good for you for being flexible and working with this client's budget.  You did a great job.

Your post really illustrates that not everyone can stage. I'm a firm believer in working within the seller's budget--many times that means making their things work. What a great job!
