Do you have an open house plan? So you set a sign out front of the house 5 minutes before the open house and take it down one house later to rush off the the next open house, and you wonder why you never ass anyone at your open houses. I have been having a wonderful time here in Watertown WI with open houses since I started making a plan for them. The other week I had 19 groups come through two open houses over the course of 4 hours. Here is my plan so far. If you do anything for yours please let me know I would like to add it to my list. And by the way in the last 2 weeks I have gotten 12 good prospects. One has already written an offer and I an expecting another to soon.
-10 days Pick the homes for opens by location and desired price range.
-7 days Make up fliers for all opens with location, time, contact info.
-7 days Create FB event and invite friends, fans, and prospects.
-6 days Call all my buyers to let them know of open.
-6 days Put up bright eye catching signs with date and time.
-6 days Hang 30 fliers around town.
-6 days Hang 30 door knockers doors around home.
-4 days Check on signs.
-4 days Create fliers with your own card attached. Make sure they have home info, and mortgage info.
-2 days If you have not been in the house before go through it and memorize the info.
-2 days Check on signs.
-2 days Put together a book of listings in a smiler price range for guests to look through.
-2 days Create your own sign in sheet with your picture and how they heard about the home.
-30 minutes Place 5 directional signs with two flags each to pull traffic from main intersections.
-20 minutes Clean the house if needed
-20 minutes Open house and front door.
-20 minutes Put at least two signs and 4 flags out front, and Open rider on sign.
-20 minutes Spray the house with a pleasing scent no flowers (some are allergic)
-20minutes Play music something up beat but with classical tones. no singing, just instruments!
During Thank everyone for coming and shake their hand.
After Stay an extra 15 minutes. Get all signs
note Leave 1 hour between open houses. Do not hold open for less then two hours.

Yes, James I like this! It is that time of year and I am going to begin planning for my open houses that I will begin holding next month so you have provided me with much needed information to get me started. An open house is not just to tell my sellers that I had one but to really get some buyers through the door. So I will definitely implement some of this so that I can report success, numbers and a closing to my sellers. Thanks a bunch.
