With everyone excited and chatting about the first-time home buyers credit which is awesome, many home owners should really think about taking advantage of the Extended Tax Credit which gives a home owner who has lived in their home for a certain length of time the opportunity to also receive money back from Uncle Sam.

The credita have helped the market shrink some of the overload of inventory and homes priced in higher ranges are now benefiting also because the home owner that has wanted to sell their home and move can now take advantage of the great deals on the market. It is a wonderful time to list because of the shrinking inventory and the buyer activity and some homeowners are actually renting or leasing out their present homes  and moving on to the home they have been "dreaming about" until the values change. Of course, we always recommend the home owner to decide for themselves what is best for their situation but, in other words, creatively, home sellers or present owners are finding a way to take advantage of the Extended Tax Credit now because we do not know if we will see it again.

A couple dates to keep in mind -- a contract must be written by April 30, 2010 and must be closed by the end of June to take advantage of the tax credit which is a true tax credit -- not just a tax deduction.   Please remember to always consult your tax preparer for all the details.

So don't miss the great opportunities in the market  today and let an agent assist you and of course hopefully it will be me -- your full-time/full-service broker/associate and sales consultant  810-845-8458
