The term 'Lead Generation' seems to have a have a big buzz these days.  It used to be that real estate agents went out and generated their own leads through knocking on doors and picking up the telephone.  These days, cold calling on the phone is much more difficult because of the Do Not Call laws.  Most people no longer open their doors to strangers to talk real estate.

Many real estate agents have taken to buying leads of people in the market to buy and/or sell a home from one or more of the many lead generation companies that have popped up around the country.

I would like to hear from agents and brokers who do buy leads and find out what they've had the most success from.  Have you tried buying leads and not had success?

Would you as an agent be more comfortable paying a set price for a lead - or would you prefer to pay a referral fee on only those leads that lead to a closed deal?

I spent thousands of dollars on one of the big name companies and didn't get anything out of it.  I didn't think the leads were very "warm"

I havent paid anything in a while. i do pay per click on google to give my site some extra traffic. It has some nice features. eric

When I think lead generation it's business that I create, not leads that I buy. My experience with door knocking is that 30% are usually home, and every 30-40 contacts results in one piece of business. A solid direct mail campaign and a well-promoted web presence are also important.

Looks like some great responses here, but I would like to see names of some companies that have been tried.  There is one company out there that wants to charge me $90 for a buyer lead and $190 per seller lead in my area. 

I also agree that many of the leads that have been sold to agents are not very "warm" or qualified in any way.  In fact, some lead generation companies sell their same leads to four (or more) agents.  If you are buying leads - my suggestion is to make sure that they are exclusive to you.

I have agents in my office who purchased HouseValues leads. 6 months, not a single warm lead. For the amount spent, I could have run an incredible pay-per-click campaign.

Most of these lead aggregators are doing Cost-Per_click and selling the lead 3-4 times. Why not set-up your own campaign and keep the lead for yourself?
