The Right Price - The single most important factor to consider when selling a house is the home price, how much your house is worth. You don't want to overprice the house because you will lose the freshness of the home's appeal after the first two to three weeks of showings
Renee, Great call to action! You are exactly right! Who knows if sales will drop after this next run of incentives is gone...
Excellent point Renee. Because of the tax incentive, buyers should not wait till the sun comes out.
And this is especially critical for smaller houses marketing to buyers without children who do not have the School moving restrictions...
I talked to three brokers about showing their properties this weekend. They all told me the same thing. More showings this weekend than in the last month. I suggest you tell your owners the Super Bowl is over and it's time to sell.
Anthony, I think a would agree that price and condition are what sell houses. In my opinion, sellers do not need to wait...they need to get their homes on the market now.
Don - You are right no one knows if sales will drop after the incentives are gone. But we do know that those who are motivated by the incentives have a deadline.
Rick - As dreary as it has been here the last few days, I'm wondering if the sun is ever going to come back out! lol
Cathy - Your point is well taken about moving schools.
Dave - You are right and after tonight the Super Bowl really will be over.
Here in Santa Cruz the market is pretty busy with first time buyers because of the tax credit. Also there is a lack of good inventory so putting your by putting your home on the market now you will have less competition.
