What is the value of a real estate agent's opinion? I have learned if you give away everything you know and do not ask for a commitment back from the person you are helping, you will likely end up not being a part of the transaction. If you do not explain what you expect back you will in all likelihood end up with nothing. Let me explain:
Today I received a call from a person that that is looking at a new home in James Creek (very close to my house). After talking for a little while he told me he is working with a new home agent and they have a home on a slab priced at $251K and wanted to know my thoughts (i.e. was it a good value). He was calling one of my listings in James Creek subdivision. My listing was built in 2007 that is the largest floor plan in their with a basement and priced at $249,975 - I told him about my listing and then asked him which he thought was a better value - he then asked how he could negotiate the price of the new home down - naturally I explained that is where experience and understanding the market comes into play. I told him I am happy to help him negotiate for that purchase, or any other home in the community but that I do not work for free - and if the builder would not pay for my services than he had the option to pay me.
It will be interesting to see if he calls back. In the last 3 months two homes have sold for under $250K, and each have basements. It is amazing what experience and data can do when determining value. Never underestaimate the value an agent can bring to a transaction. I would love to get your thoughts.
