 I spoke with a real estate agent the other day and she told me she could not wait to get her first $million listing so she could hire a stager. That wasn’t the first time I’d heard that and I have to say, from what I’m seeing, buyers want a move-in ready home no matter what their price range is. So how the property shows is of major importance. For instance;

Let me ask you this? Would you walk into this home and think “OMG! I just have to live here”!

Or here?

 

When the house down the street is also for sale and you could live here?

Well, that’s what buyers are thinking. A lot of properties currently on the market have been updated or remodeled. So buyers think – why buy the house where I need to paint every room when the one across the street has all the work done already?

Remodels can be expensive and many homes are void of any equity so if your house is on the market and money’s tight hire a professional stager. They are objective and can tell you where your money is best spent. They will prepare your home to show-ready status and help you sell your home faster and usually for more money. And for all those short sales and need to sell fast sellers – staging has been proven to sell both occupied and vacant homes faster and for money.

Hi Judy.  It's hard to say whether it needs a stager because one can't see what's there!

Great post! As they say, a picture is worth a thousand words...at least! All that clutter just really takes away the buyer's focus on what it should be on...the property itself!

Any livable house, at any price, can benefit from staging.  Period.  I have had startling success in the under $200K range.  And, when money is tight, if the owners are willing to pay for a professional staging plan then do the work themselves they both reduce expenses and really make a difference in the marketing of their house.

Every home deserves to be staged as you point out Judy. I had an agent tell me he would call me when he had a home that needed staging. Since he sends his clients to look at model homes as a guide line I'd hate to see one he thinks needs a stager. Why don't agents realize that most homes would benefit from a consult. They would have a plan designed especially for that house and that client.

Janice, I think that's the $64K question. I get that a lot too. And often times I've already checked out their listings and I know they have properties that desperately need staging. Honestly, I don't think it's all on the agent. I think homeowners are still reluctant to spend the money and don't realize the value. Many are still emotionally attached to their homes and don't see them objectively or as a prospective buyer would. Bottom line - we still have a lot of educating to do about the staging industry.

Staged homes show better, it's just a fact.  No one wants someone else's clutter. Buyers want "move-in" ready. It looks great.

I am frustrated with agents who market homes that look like the above unstaged pictures.  I feel they are not motivated sellers and it translates into lowball offers.

Great visuals to make a clear point! It's unfortunate that many of the homes that look like the first ones, do not get staged,  even when the need is so evident!
