Moving From a Seller to a Buyer

Many times when homeowners sell their home they also need to purchase a home.  Ideally, as a homeowner you would like to move directly from your current home into your new home.  If you can make this happen, you will save time and out-of-pocket expenses.   Unfortunately, this is not always feasible, because many sellers must sell their current home before buying a new home.   There are a few things you can do as a seller that will improve your chances of making one move.  First, start your home search prior to putting your home on the market, identifying 2 to 3 homes that would be suitable for your needs and desires.  Second, look for sellers who would be willing to sell their home contingent upon selling your home.  I realize this suggestion has low probability, but there are a few sellers who are willing to enter into this type of agreement.  After putting your home on the market you probably will need to update your list of suitable homes, unless your current home sells extremely fast.  You have to remember as a buyer you are dealing with a moving target, which means homes are continuing to come on the market and are being sold.   Finally, after your home sells, if needed, your realtor may be able negotiate a lease-back agreement that would make a one move feasible.
