While visiting LBI this past week, my husband and family did what we always do on vacation --- check out real estate! Sound familiar? Yes, of course, we relaxed and enjoyed ourselves. But, we could not help picking up the local classifieds, magazines and went to visit an open house or two. It helps me put our market into perspective by checking out business in other areas and it is always beneficial to chat with local realtors about their business. It is a great networking opportunity. And, if you listen, you will always learn something.

What did amaze me, however, was the lack of response from realtors when we called their cell phone numbers. I read with great interest the articile , "The Golden Rule of Real Estate" posted Krystal Kraft of Denver. She wrote about  how some of us get discouraged and may not reply to the lead from the internet ad or web page( I am a newbie and wish I knew how to provide a link here...will learn and edit later) ....BUT... not answer a message left on our cell phoneS??? Unbelievable --- but true.  We are still waiting to hear from one realtor and that was days ago.

Today,  more than ever, we need to be professional and answer those calls! Yes, it is a buyers market. And, yes, we may never know where our next lead... will... lead us...but the lifeblood of our business is answering those calls. No matter where the call may lead...it may eventually lead somewhere. AND, it will only enhance our image overall --- to be prompt, courteous and provide a professional response. That, WILL lead to more business.

Hey, you never know....

Good post Pamela.  It is important to stay professional at all times.  Cell phones can be our best friend or our worst enemy.  If you can't answer the call at the time, you do need to return the call as soon as possible.  I try to put time in my daily schedule to check voicemail and return calls so I don't forget.

By the way, what is LBI??

Sounds like when me and my husband go on trips always looking and comparing .

Another thing I am amazed at is how many times I will click on an agent's website only to realize that the link doesn't work.  Or even worse, they don't have their telephone number listed where someone can find it.

This sounds like what I call my "Laptop" vacations.  I always go with my anywhere wireless card and laptop.

I have been experiencing the same types of problems in my local market as well.  Not so much Burbank as surrounding areas.  I showed 5 listings yesterday but it took me almost 4 days to get them all boooked to get into.

It was very frustrating for me to have to explain the situation to the clients.

One agent called me back today and told me that I can show their listing this weekend but my clients have already written a full price offer on another home.

That comment did not even phase the agent.

I could not agree more with you, many times Realtors have given out a few phone numbers of loan officers to clients and the client tends to work with the one they get a hold of and/or the one who calls them back first.  To be professional at all times has certainly paid off for me.  Great post Pamela.

Pamela, yes it does sound familiar.  My wife and I just returned from a short vacation in which all we did was look for real estate!  I do understand your remarks about returning calls.  I made several and only a couple were returned while we were there (5 days).

They may of been of vacation, but why not state that on the message, directing them to someone else while they were gone?  There is never any reason to leave people in the dark for DAYS.  Hours maybe ;) But that's pushing it in my book!

Pamela,

Welcome and thanks for the post. I am always amazed to hear that there are those of us doing so well, that we don't respond to telephone calls. I could see, returning the cal and them making a judgement about whether or not there is an opportunity to work with someone, even then you can do a referral. However, it it just unprofessional not to give the courtesy of  a return telephone call.

Hello Kimberly!

Thanks for your comment. Sometimes we are so caught up in the knowledge and know-how we forget just plain common sense -- return the call! And, to answer your question: LBI is a small island off the coast of south jersey called Long Beach Island. Once over the causeway you step into what I call, "LBI Time," something I may write about later. There is an night time curfew for teens (11 PM) and it is a small oasis amongst a very bustling tri-state area. Thanks again . ;) Pamela

Doesn't that drive you crazy, Gary. Those missing links? Hahahaha....that may be the title of my next blog. Why bother with the technology if you are not going to use it effectively --- just use what you have! Thanks for your comment. ;) Pamela

Hello Joe --- Doesn't that just drive you crazy. Buyers think you are just slow to make the appointments, meanwhile the agents never get back to you. If you cannot make the appointment, just leave the Lockbox on, say.... call leave message and GO! Don't hold us up and we will show and sell your listings!!! Thanks for your comment . ;) Pamela

David --- thank goodness for those understanding spouses, right? They must love the biz, too, if they go along for the ride from open house to open house....you would think they would get bored with us chatting about it all along but...like they say in the Wizard of Oz, "there is no place like home." Thanks for your comment. ;) Pamela

Katie --- great comment! I had a good laugh this morning. Yes, true. But, when on vacation I forward my calls to someone who can help right away and I am always available to listen to my cell messages. If I cannot answer them...I make sure someone from my office can AND I share the sale with them to encourage them to help out while I am away. It is a WIN-WIN for all involved. Thanks again. ;) Pamela

Even with my world, Pamela (I'm a stager)...I get a call from an agent, and I try to return it as promptly as possible. (within a few hours).

I do not receive a return call for a couple of days, at times, and then the expectation is that I will drop everything and come out in the next couple of hours to consult the home.

Having said this, most of the agents that I work with are amazing and organized........

You see Lexa... I agree! There is always a time in the day to check messages and make sure that whoever calls --- gets a reply. Maybe it is via email, a person from the office --- whatever --- but don't leave 'em hanging!  Thanks for your sharing your comments. Happy selling! ;) Pamela

You are so right, William! AND, terrific script signature by the way. I think we always get caught up in the BIG stuff and we forget that our first impression with a buyer or a seller may be the phone call. We should not only teach that to new agents --- up front --- we should all practice what we preach! Thanks for your comment and HAPPY SELLING! ;) Pamela

Hi Pamela,

My best vacations are when there is no cell phone connection, that way I can come back refreshed and ready to go, however that is besides the point. Whenever I am on vacation someone has my files and is trusted to do whatever they think I would do, treat client with respect , give advice that is in my clients best interest and decide if that advice is also in the clients best long term interest.

I set my day up to return calls at certain times say between 10-12 and 4-6. . My voice mail will say what times I will be returning calls that day. I do this for three reasons 1) control of my time 2) respect for the person I am with, the only thing in my mind worse than not returning calls is answering when you are with someone else.  3) that way when I do return a call I can be completely prepared. The only people who have every complained about this system are other Realtors. The worst voice mail message in my humble opinion is the unaswered one, the worst voice mail message is I will return your call at my earliest convenience, whenever that might be.

Danny --- I love your comments. You are so right! And, with that plan in hand you can vacation in confidence and those who do try to contact you ( realtors, buyers or sellers) will know that you are not only a professional...you are treating all those around you with respect. I may use a variation of your time schedule the next time I get away! Thanks for your comments and Happy Selling... ;) Pamela

Maybe the realtor was on vacation too. But a cell phone call only take a couple seconds, pretty inexcuseable

There is no good reason for a call not to be returned. Perhaps I am just spoiled, I am associated with a great office full of some of the best agents in Indianapolis. When I ask someone to handle business for me while I am gone I have every confidence they will do whatever is needed to make things flow well.

Take Care,

Dan

I will always answer your call. I believe we all need to work hard together, so if you are ever in need for an agent to help with the local area or with questions or leads, I am the one to call, I WILL BE MORE THAN HAPPY TO GET THE INFORMATION YOU NEED.

MERRY CHRISTMAS
