This market report looks at Homes for Sale in Brentwood California. It compares the Active Market of Brentwood California Homes to sold homes for the last two months. It only looks at single family homes.

Right now there are 149 Homes for Sale in Brentwood California with an average price of $508,520.00 and a median price of $349,900.00. This is an average price per SF of $214.00 and they have spent an average of 80 days on the market.  However, there are 9 Brentwood California Homes on the market priced over $1,000,000.00 that skews the market.  Much of this pricing is based on land.  If you remove these 9 homes the average price drops to $381,125.00 and the median drops to $342,450.00.  This is an average price per SF of $162.00 and they have spent an average of 75 days on the market.

In January 61 Brentwood California Homes sold for an average price of $313,125.00 and a median price of $300,000.00. The average price per SF was $141.00 and the Brentwood California Homes that sold were on the market for an average of 17 days.

In December 116 Brentwood California Homes sold for an average price of $324,735.00 and a median price of $315,000.00. The average price per SF was $137.00 and the Brentwood California Homes that sold were on the market for an average of 32 days.

Prices continue up. Although average price went down, price per SF continues to head up. There is a trend towards smaller home purchases. The slow down in the number of homes sold is probably due to the normal seasonal fall off of sales around the holidays. Homes closed on in January for the most part went into escrow in December.
