Custom Real Estate Sign Now, I know most people are saying to themselves "What can a guy that makes signs know about real estate?"  Okay, you got me... not much.  I am a simple creature that loves graphic design that strives to keep a sign shop from running me.  Furthermore, I pledge to each and everyone of you not to be an expert in your industry.  However, there is something going on in the real estate industry that is notable and worthy of sharing.

The philosophy of marketing and branding according to Keller Williams Realty.

Stefan Swanepoel's report on "The Most Recognizable Brands for 2009" showed Keller Williams Realty as most recognized brand.  

Why is that?  In my opinion, it's the agents with Keller Williams Realty that have made the company the most recognized brand.  Gary Keller's philosophy in marketing and branding allows the agent more freedom than any other national real estate franchise.  Now, some might think that allowing the agent to use their own logos on their marketing materials could dilute the corporate brand. Remember the NAR survey? It was NAR that concluded that prospects choose to do business with real estate agents - not real estate companies. Gary embraced this concept and now the proof is in the pudding, so to speak.  The irony of this report is that the most recognized brand is a brand that does no advertising, marketing or promotion for itself.  Franchises, brokerages, and offices could learn something from this AND agents should learn something from this also.

A few years ago, there was an article in the Keller Williams Realty publication "OUTFRONT" that I think illustrates the mind of Gary Keller:

...three out of the four ‘for sale’ signs on one particular street were Keller Williams signs.  “Look at those signs - every one of them is different.  You might not even know that they’re Keller Williams unless you really looked at them,” commented Mary Keller.  I appreciated her observation, but said, “Maybe you’re missing the real point:  Our agents have the listings.”  •  Keller Williams® Realty OUTFRONT • Vol. 2  No. 5  Pg. 3

As a graphic designer and an approved vendor for Keller Williams Realty International, it is a wonderful challenge to work with almost 80,000 agents that all want the the same thing, something unique.  A typical request from a Keller Williams agent is "I'm new and I want custom signs, but all I have is my name and photo.  So, play jazz and dazzle me.  Make it different!"  We walk gingerly up to the standards but always keep mindful of what will be well received - both the customer, KWR International and in the community.  Here's a link to our Keller Williams Realty page on our website for some examples of what we have done.

So, what have I concluded?  A personalized, custom yard sign gives prospects the feeling that they are working with someone they know.  Someone they can trust.  The ultimate goal in real estate is to create a continuous stream of new listings.  By embracing Gary's philosophy in marketing and branding, you can strengthen your business and image in the market place and generate the new listing activity for which you aim.  We believe in his philosophy and focus on building the agent name and brand.  The success of Keller Williams Realty proves that Gary's strategy is a win-win and that the public gets it.

Hi Monte,

Nice post.  We have signs made for most of our customers, (panoriders), and most really like them.  We think they add a nice touch to the for sale signs.  It give the signs a bit of "eye candy".  It is amazing how some designs draw people into them.  Have a great week.

Monte, excellent post. I read this just as I was redesigning business cards. I often struggle with the inability  and unwillingness fit into a stereotype. If I were going to sign on with a National, it would most likely be Keller Williams.

SUE:  We've done some custom riders for RE/MAX with custom logos and photos.  Ask your Broker what he/she thinks about using a custom logo on a rider.  The ones we've done are quite oversized, and can either hang from the bottom of your "For Sale" sign (if used on a post) or, mount underneath inside the frame.  You might be surprised to what your Broker says!  Let me know if we can help build your brand!

Dear Monte,

    I have to disagree. While you have good business and are trying to maintain a business relationship with agents from Keller Williams, you are mistaken as far as brand recognition on both an agent level and a company level. Inquiries from a yard sign account for less than 5% of all potential buyers (data from many studies including the National Assoc. of Realtors). I am not going to tout my own company, but I can say that our companies bright yellow signs get noticed more frequently than our competition. Enough said.

Back some time ago, way before my time, "Stop Signs" used to be black on lemon yellow.  When someone would ask my Grandfather what color combination is best for a real estate sign, he would emphatically encourage black on lemon yellow.  I agree with you that bright yellow signs do stand out more than other color combinations.  You are lucky that Weichert, Realtors has embraced those colors.  Thank you for your thoughts and opinions.

Monte... great post!! I totally agree. I do graphics for flyer advertising and have had  similar experience with KW agents. They all want something different... non-typical corporate look and design. Creative freedom is what sets KW apart.

They certainly are Kim.  Even though some brokerages do not allow for such creativity on yard signs, there may be other mediums where you can brand yourself in a more unique way.  That's where we come in and help you cultivate ideas on how to make you stand out from the rest.

Hmmmm.....While I agree that the branding should be distinctive, I am not so sure that I am ok with all forms of it.

CHRIS:  Thank you for your warm sentiments.  Although I don't consider myself to be a "typical" artist; i.e. my mom... She's a painter and you can't say anything about her paintings other than, "Well, that's just beautiful".  Otherwise, you'll make her cry.  I on the other hand don't take criticism personally.  They are YOUR signs - YOU will have to look at them all the time - YOU will have to love them.  If it takes a little longer to get it exactly the way you want it, that's just fine.  I've been known to do 15-20 sketches, for the client to say, "I kinda like version #3."  Maybe they want to see other options for giggles... who knows?  Just as long as we are able to get you want you want, when you want it - we'll outwork the competition.

Being a Weichert agent, I have to toss my two cents in with Jason F - the Weichert signs clearly stand out from all others in our area - some of the other brokerage signs are nearly camoflaged and difficult to actually read as you are driving by.

I don't know about other states, but in PA the agent may NOT be more prominent than the brokerage in advertising.  The broker name and phone number MUST be larger and more prominent than any agent information, though riders are certainly allowed.

CHARITA:  Developing an overall marketing campaign is the key.  From yard signs to business cards, e-mail signatures, etc... the list goes on.  If you would like help developing a consistent flow with all your marketing materials, let me know!

BRIAN:  Since the technology afforded the sign industry to put photos on yard signs, there has been much discussion - both pro and con.  It is simply a matter of personal preference.  My dad said that he would never put his picture on any materials, out of fear that no one would ever do business with him.. ha ha... However, in the real estate industry, there is much to be said for name/face recognition.  

KAREN:  We do a lot of business in PA and I understand exactly what you are talking about.  I'm of the opinion that "less is more" - especially on a yard sign.  It doesn't do the agent any good to get a custom yard sign developed to have it camouflaged in the background.  Contrast and proper use of "negative space" is the key.  Weichert, Realtors has embraced that concept with their signs and you are lucky to be with them.

Clarifaction:

I just clicked the link and read the article. This survey was done by AGENTS - it has nothing to due with the public or buyer/seller perception and doesn't represent who the general public perceives as the most recognized brand.

And considering considering Keller Williams surpassed Re/Max in total number of agents last year the results are not surprising - more agents equal more votes. The article even says "With real estate agents being independent contractors and fiercely loyal to their respective brand the vote quickly garnished huge attention." Not to mention it also says "Although another survey can produce different results and rankings"...."Especially with online polls the errors associated with wording, selection, exposure and attempts to manipulate the vote make it very difficult to guarantee results".

Just an FYI to keep you on top of the market... check out microsoft tags

These will soon be the future of signs:  A friend works at microsoft and he pointed me to this.  I thought the world of it, and wanted to share it with you now.

So basically, on the signs there is a barcode or a nice display picture, which once someone takes a picture of it, it is recognized and now the person whom owns the sign will direct them to whatever website, info, etc.. they want to!  So on the back end you would change whatever information you want to be displayed.  It can be changed in seconds and will catch on soon enough!  Just some information, as I will reblog this information in a second and thought you might like to understand a little more than you may know!!!!

Nice post Monte,  it was interesting to see that Keller Williams was listed as the most recognized brand. 

I tried to follow the link to that study, mainly because I don't believe its true.  My thought is that RE/MAX is far more recognizable. 

Either way, I'm a small independant with a huge interest in branding, so I appreciate your article.

Branding is definetely important but the goal of name recognition is still the same. The comapny's brand and the agent's brand can serve different purposes or populations in the market place.

My DAD was a "sign guy" when the systems were not automated and computerized. He use to get out and hand paint, not only signs, but immense billboards, large trucks, etc... he was ahead of his time, and I didn't appreciate it at the time. He didn't use the word branding, but he had these same thoughts for "product recognition" and he was one of the smartest people I have ever known.

Love the "sign guys":)

Monte:  Do I know the person on this sign?  Ha ha.

This is great and you are 100% right.  Your design was incredible and we have grown our listings from 50 to 100 in only 5 months using your sign system and graphics.  Now people whisper in public all the time wherever I go, "hey that's Mary Mitten".  Thus, the photos elevate your business overnight.  Just think of it as a political campaign.  The more beautiful signs you put in the ground the better your odds at landing buyers/listings based on name and face recognition.   Jack Pratt Signs are the Ferrari of signs.  See you at Keller Family Reunion tomorrow!

CHRIS:  I understand exactly what you are saying.  The national RE/MAX brand is very effective.  So, where do agents draw the line on distinguishing themselves and finding their identity apart from their brokerage?  Some find value in personal marketing, but what works for one doesn't necessarily work for everyone.  I believe personal marketing is more than a trend - it's definitely the way of the future.

DAVE: Very good observation!  There is a time and place for all forms of marketing.  Both for the agent on a personal level and for the brokerage.

MONICA: We have and continue to embrace the art of sign making.  As a 3rd generation of true artists, I can honestly say that the industry keeps getting more and more exciting.  The best part is that agents, just like you are reaping the benefit!

Never, never under estimate the power of the "silent salesman", the little metal guy that gets hit by snowplows if you don't get them replanted before winter. That are out there in pouring rain, blistering son working, broadcasting your message 24/7. If it's straight, shiny, clean it reflects on you the agent. It leaves an impression. A positive one. Designing them will less information so they can be read at 55 mph and recognized is important too. Your unique market dictates everything from font, color, size, composition. And the "feel" of your agency, your personality you are beaming out to buyers, sellers, the public.

Great post.  Not much I can do with our C21 guidelines for signs, cards, advertising.  Its their way and that's it.  But its a great organization to belong too....just no flare for graphics and unique signage.

I've tossed around the idea of getting custom signs made. I had a graphic designer design my business cards and she did an excellent job. However, she's part-time and is limited to business cards and fliers. I might call you about yard signs that complement the business cards I have designed.  Hmmm....

Great Post! Something to think about. I was trying to conform, to be more visible, but the idea that you highlight, to differentiate yourself makes more sense upon further reflection. I switched companies in the new year, and they ordered me the standard signs, but now I know better for next time! Thanks!

Wow, Monte!!  You really are the "sign guy".  I've been tossing around the idea of having signs, business cards, paper, notecards, etc. the works all specially customized for me with my brand and logo.  Something that sort of stands out from the rest and when people see it, they automatically will think of me.

I'd love to hear and see your ideas.

P.S.  I tried to go to your website but nothing came up but 3 signs.  I couldn't click on anything (no links).

Monte, thanks for your "take" on signage.  I joined KW last year and have enjoyed the privilege of custom designing my signs, cards, and logo.  I have a fun name to work with.  : )  Just wanted to point out I was checking a flyer box on a listing of mine this morning and my entire red and white sign was ripped out of the metal frame.  Turns out, we had a VERY RARE snow day yesterday in the Austin, TX area and neighborhood kiddos took it upon themselves to construct a "sled" and slide down the golf course hills ON my sign ($$$) as well as on a few other signs, too....... (as evidence by our office manager who lives nearby).    Oh well, kids will be kids, and from past experience, we Texans get rather GIDDY when it snows on us!!

Great post. I like your signs and your site. However I agree and disagree with you. I think personal branding is important but the company you work for is important too. In Santa Clarita ReMax out sells the competition 2 to 1. I think locals see all the common signs, recognizes that Balloon, and wants to list with the power houses. If you know marketing there is many ways to make your sign your own with your picture on the sign or a unique sign rider with your brand. We get a ton of walk traffic because of that ReMax sign in BOLD lights on the side of the building. I think it's important that I am recognized and branded but let's face the ReMax Balloon is one of the most recognized well respected brands out there and I'm proud to share my face with that balloon. I get a ton of business because of it.

Same for lenders like myself.... My clients buy from "The DallasLoanGuy"..... not "Tom with ABC Mortgage".

LAURA: Thank you for your comments!!  I agree with most everything you've said. I do have a question for you to think about though:  How do YOU differentiate yourself from other RE/MAX REALTORS when a prospect simply wants to use an agent from your office?  I agree that the balloon and color scheme of RE/MAX has become an icon in the real estate industry and can bring much business.  I challenge you to find your own identity and augment the RE/MAX brand with your personal identity.  This will help you connect on a more personal level with your prospects.  We do a lot of custom riders for RE/MAX signs with personal image logos and photos.  If you want help developing something for yourself, I would love the opportunity to work with you!

TOM: That's the point - you got it!  It's about personal relationships.  Prospects are trusting YOU with their largest investment in their lives.  They are begging for more personal attention with someone they can trust.  Branding is just one part of building a successful real estate career, but arguably one of the most important elements.

As a matter of fact, I used to do exactly that along with a Call Capture System!  Worked like a dream in a different market.  I haven't quite found the right fit with financing signs in this market, yet...but, I know signs are worth every penny as an advertising cost!  I'll definitely get back in touch with you!

Great post. did not read all responses, but I do believe that Keller Williams is onto something good:)  It is great to give the agent the freedom to design their own signs.  I think that is marvelous, and I do hope my company will follow suite, if they should read your blog.

The first time I ordered signs after I switched to Metro Brokers the sign guy my broker recommended I use, insisted on putting my broker's picture on my signs.  He said he had to, but when I asked my broker about it, he said no way! He thought it was really funny, but offered to reimburse me so I could order new signs (from someone else).

Carey Scott, I also thought they way you do until I joined KW a few months ago. But from our J.D. Power and Associates award, No. 1 real estate franchise ranking by Entrepreneur magazine to becoming the most popular real estate company on Facebook and Twitter - achievements were endless at Keller Williams Realty in 2009.

KW agents get the most help from within their brokerage to get a home sold and that is a big difference. I started with a big comapny, got burned, and always laugh at agents trying to personalize their strict company signs. I always thought it looked a little sad. I work out in the hard knock woods where no one cares you got your pretty dressed up face on your little sign, there, aren't you cute. They want someone that simply is in the business for them, that will work to sell their home. That said I am in the market for signs, since my group is always running out of signs because we have so many listings.
Maybe Monte can help me with that, something easily seen but not pretentious.

I don't like the fact that KW agents customize their signs, and have a hard time believing that there is any "real" brand recognition or even a recognizable logo when there are so many variances to the original design. KW is not that big yet in Maryland, and most consumers ask me if they are a new company just starting out. Maybe I am partial to RE/MAX because I have been here for so long, but we adhere to specific guidelines set forth by our company that state there is a standard red over white over blue for sale sign with our hot air balloon logo. There are two variances: the commercial sign and the luxury homes sign. Aside from that, all 92,000 RE/MAX agents around the world collectively create a more recognizable brand that consumers have grown to know. Our balloon logo ranks among the most recognizable logos, right up there with the Nike Swoosh, the McDonalds Golden Arches, and the Apple Computer logo. You can google "RE/MAX balloon logo" and there are hundreds of articles regarding this. RE/MAX has a national and international advertising campaign where the balloon logo can be seen on HGTV, among other national networks, print media, online, radio, baseball stadiums, ice hockey arenas and more. I have never seen KW advertise in any of these settings, so again I ask, why are they the most recognized brand, according to Swanepoel's report?

Since joining Keller Williams in 2003 I've used several different vendors for signs....and Monte is the last...I'll never order a sign from anywhere else. He's good, he's fast, he's reasonably priced and his shipping prices are low ...which is why we love Monte.

Branding is a fickle beast, I can attest to the difficulty of working with agents within a large agency, I run a small design company, that specializes in <a href="http://ifeaturesheet.com/" title="iFeatureSheet Real Estate Flyers" rel="nofollow" target="_blank">real estate flyers</a> and feature sheets. When you break it down, every agent is their own brand and every brand needs its own identity. I can't think of another industry that focuses so heavily on the advertising and marketing of the individual, think about it, we see agent faces on any medium that becomes an outlet for advertising.
