Louisa County VA Real Estate Matket Report - January 2010

This Louisa County VA real estate market report will focus on the sale of single family detached homes in Louisa County during January 2010.

3 Louisa County homes sold during January 2010.  The average sale price was $291,474 and the homes were on the market for an average of 214 days.  They sold for an average of 114% of the list price.

16 homes had contracts that closed in Louisa County during the month of January.  They sold for an average of $262,015 after being on the market for an average of 197 days.  The homes sold for an average of 98% of the list price.

13 homes sold in Louisa during November.  The average sale price was $178,703 with an average DOM of 115.  They sold for an average of 101% of the list price.

Today 2/10/2010 there are 167 homes listed for sale on the Louisa County real estate market.  The average list price is $429,834 with a median of $238,000.  The homes have been on the market for an average of 179 days so far.

During January of 2010, 5 Louisa County homes sold; last year in January 6 Louisa County homes sold.  These figures measure all homes sold in Louisa not just detached homes but include attached homes as well.  Most of the other markets in the area saw gains over January of 2009.

The main thing that we notice from these figures is that the Louisa County real estate market remains very slow.  As you can see we have many more new properties coming on the market than we have homes selling.
