A home inspection is a good idea for home buyers. A home inspection can be an eye opener for potential problems that an unsuspecting buyer may not have noticed.  There are many licensed home inspectors who are happy to inspect the property you are interested in purchasing. Some of the things that will be inspected are

  • Electrical system
  • Plumbing system
  • Roof
  • Foundation/crawl space
  • Siding/doors
  • Porches/decks
  • walls/floors
  • Heating/cooling
  • water/sewer
  • fixtures-tubs, sinks, toilets
  • windows/insulation
  • pest/dryrot

With a detailed home inspection report you will know the condition and deficiencies of the home.  You will be better able to make a good decision or negotiate with the seller on certain repairs that should be completed.

Before you choose an inspector, ask your realtor for recommendations.

Mandatory mind set! May I suggest that you use a licensed contractor or engineer to do your inspections. The Home inspector association has many licensed contractor and structural engineer members. They cost about the same but a licensed contractor should be able to give you buyer a more comprehensive evaluation. The Home inspector is not licensed on California. They are certified. 6 months of classes and you can be a certified home inspector.

I understand that an inspection is a good idea but for my clients, I insist.  This as way too risky to not have.
