North Arlington Condos: Randolph Square

Randolph Square TownhouseLocated in the heart of Ballston and less than one block from the metro, Randolph Square is a small enclave of 48 brick "piggy back" condos in the townhouse style.  "Piggy back" means that one unit sits above another.  In the case of Randolph Square, the upper unit and lower unit have entrances on opposite sides (some face the courtyard/parking lot, and other face the street). Each unit has its own private "Georgetown" style patio.

Bounded by 11th St N, Randolph St N, and Stafford St N, the location is smack in the middle of Ballston, near restaurants, bars, coffee shops, and most importantly, just yards from Ballston metro.

Both the upper units and lower units are similarly sized at approximately 1354 square feet, and each is two levels.  Almost all the units have 3 bedrooms (a few have 2 large bedrooms instead of 1 large and 2 smaller) and two full baths.  Some upper units have an extra half bath on the main level for a total of 2.5 baths. Each unit has one assigned parking spot, and there are several guest parking spots in the common lot. Condo fees are approximately $315/month and cover common area maintenance, professional property management, roof and exterior maintenance, snow removal, landscaping, semi-annual HVAC maintenance, and insurance, among other things.

In the past year, four units sold in Randolph Square, and sold quickly.  Prices ranged from a net price of $550,000 to a high of $610,000.  All sold within 3 weeks of being placed on the market, and one sold within just 3 days, so be ready to write an offer if you see a home in this community you like!  Though at the time of this writing there is not anything listed for sale, we expect that to change soon, so contact us to be alerted if you're interested in this community or those nearby
