Need a program to help manage property

Hello!  I have just taken on my first 15 properties this last week to manage.  I have been previously working in only sales.  I have taken on these 15 properties from an investor I am working with and now need a way to manage these properties.  I understand the basics.  Renting seems easier than I thought but now I want a program to help me organize and know when and what is due.  Who is late, and what needs done.  I would like any suggestions as to what programs you are using and if you have any info on me.  I hope to buy something next week!

I use Appfolio which is an online solution.  It handles the accounting and maintenace tracking.  Very slick.

I use Tenant File. I went with it originally because the price was right, and it has done well- we have used it now for years.
