Let me first preface this with I am currently selling my own home. Well I can honestly say I feel your pain... A funny thing happened to me last night as I was settling in for a night of laundry, facial, and just plain relaxing in front of the television in loosely clad clothing, if you know what I mean, after our third week of 90-100+ temperatures.

My youngest daughter came in after playing outside with a faint feeling and complaining that she was going to get sick. Well needless to say she passed out right in my arms. After carrying her over to the couch, applying ice packs on her and making sure she was ok my cell phone kept ringing. Of course I was just going to let it go to voice mail but they kept calling back. Mind you this was around 8:30 at night. After the third time I decided I better answer it. Well you guessed it... It was an agent who just so happened to be in my driveway wondering if it would be ok to show the house.

Holly c*$@% !!!  What timing___________

I asked her to give me a couple of minutes (trying to easily accommodate for all showings like I stated in the listing). After wiping the over priced gunk off of my face, shoving the laundry back in the dryer, turning off the mindless reality TV show that I was so looking forward to watching, getting my Husband and Daughter situated in the back yard, and putting on some clothes, I opened the door with a smile on my face and asked them to come on in. The Realtor apologized for the short notice with clients in tow and I replied back... No, No, not a problem at all.

This blog is dedicated to all of my patient, considerate, accommodating, and wonderful clients. I feel your pain.

This is one thing I won't do.  I explain to them that we need to have an appointment and will have to schedule it for another day.  I personally think it's extremely rude when people do this.  I've never had a problem with any of my buyers understanding why we need to make appointments and not show up in someones driveway and want to look at the house right then.

It's a balancing act, isn't it?  I just had the same thing happen to me.  My son and one of his buddies were home from college.  Our home resembled something out of a MTV beach party.  Suit cases, dirty clothes, cups and glasses everywhere.  My newly remodeled upstairs bath looked more like the cosmetic counter at a major department store (since when did guys start using all of these products???).

I had taken my girlfriend, my son, his friend and another friend to dinner when the call came in, "Hi, I'm parked outside your listing and would like to show it".  I had to turn him down!  The home simply wasn't ready to be shown!  The agent was pissed and catty, but what could I do?

So, I feel your pain too!

It is wonderful when they are accommodating.... sometimes i wonder when I see a bunch of "declined" appointments.... "do these people really want to sell their house?"

We've probably all have had this happen. Or you drive & it's 24 hour notice.  I've had clients walk up to the owners (what can I say, he was bold and had a certain charm that seemed to make this ok with the seller).

If a client wants to see a property last minute or on the fly, I will try to get us in.  I set low exectations with my client and no way I am I going to be upset if turned down.  I'm not sure I'd pull this after 8pm at night.

I do get very flustered when I can't plan out my showings in advance (not too far, but a day or so)  and/or last minute changes.

Becky... Oh if only it was all that simple. I wish everyone was as considerate

Bob... This made me laugh. I think you did what you had to do.

Desiree... Accommodating. Maybe the definition needs to be spelled out for some.

Judi... Trying to get them in is all we can do. I like your idea of setting up the low expectations.

You set a great example for all of your clients. You should include a copy of this in all of your listing presentations. If nothing else, it can help break the ice :)

JIM & MARIA...  Thanks for the compliment, That is a good idea I will try it tomorrow with my next potential listing appointment. I think I will print this blog and add it to "The Binder"
