HELP!! Is it the CURRENT MARKET, the MONTH or ME?? Three times in one week I have been told by real estate agents that they are taking homes off the market and re-listing them in February, February, and FEBRUARY!!!!! All have told me that they will contact me so that I could come in and do a staging evaluation. So let me ask my fellow AR peeps…Is it the CURRENT MARKET, the MONTH or ME??? I understand the holidays are approaching and that always slows things down. I just need to know if I should go to Cabo San Lucas now or wait till December! ;)

I don't think it's going to be any different in February. There are a ton of ARMS starting to adjust now and a lot of homeowners who won't be able to refinance because of valuations. Those homes will be on the market in February.
NOW is the time to get sellers to face reality. There WILL be lots of inventory next year.

I agree with Brian, inventory will only increase by February. Many agents are simply hoping that their clients start to come back to reality and drop their asking prices from what they could have gotten last year...but...the times have changed...

I've heard the same here in CT. Sellers seem to think prices are going to be better then or something is going to change. I think inventory is going to take another leap.
Janice, if its priced right, the house will be shown. If its shown right, the house will sell. In any market, Staging is the key.
I Staged a home in February 06, its still on the market 'cause it backs to a busy road. IMHO, doesn't have the location.
On the other hand, Staged a vacant and it was under contract in 38 days, typical in that area, 90!! And the highway noise was huge.

Actually, here in the Northeast, I think that Autumn is the perfect time to sell a home. Mother Nature puts on quite a show, and even the ugliest house somehow looks better amid a backdrop of autumnal colors. Further, most people decorate their front steps with potted mums and pumpkins which add even more color and charm.
In prior years, the inventory usually dwindled during November, December, and January, but given the state of the market this year, I suspect that the number of houses for sale will remain about the same as it is at the present time.
Have you thought about launching a marketing campaign aimed at getting realtors and sellers alike to use the coming months wisely as a time to prepare their 'product' so that it has an 'edge' over the competition? If it is true that the inventory of homes for sale in your area will decrease so dramatically, then wouldn't it make sense to get a 'jump' on the market? Maybe you can offer a seasonal 'discount' for anyone using your services - kind of a 'pre-season' incentive? With the money that you'll pull in, you can go to Cabo in January before the 'busy' season starts up once again! :0)

I swear I got the same 3 calls. I did convince the sellers to at least let me do a consult prior to FEBRUARY so that they would time to prepare.
What the heck is up with that? February is snowy and yucky. Oh well it will interesting to talk in March with each other to see what happened in FEBRUARY..

Yes Phyllis....I agree that February may be a very busy month for us. BUT I am not complaing....yet! I would love to be so busy that I just couldn't take another client in Feb. and that I would be able to "stage it forward" and give another stager in my area a referral! Day dreaming again......

Elizabeth - Thanks for commenting. Just my opinion but I think things are going to get worse before they get better. Have we bottomed out yet...who knows. I am just a little ole' home stager trying my best to help people sell their properties! Good luck to you with your condo in SD.

San Jose Del Cabo is one of my FAVORITES! We went to Morgan's last time we were there and had a great dinner. My husband and I try to get there every October, but I don't think it will happen this year! Too busy....not complaining...just busy. I would love to hear more about purchasing property in Mexico. I have heard all the horror stories but I am now aware that you can US citizens can successful buy land and not just homes in Mexico.

It wont sell if it's not on the market. I think agents are hoping the spring will be better. I don't think so. I like analogy of the rabbits and homes, it's a good one. Go to Cabo - have some fun.

I wish I could go to Cabo. Actually, this fall 2007 I have been extremely busy. I have staged one home every week for the past 4 weeks! I could really use a vaca! But I LOVE staging and helping people!
I didn't realize that this post was from last year until I read your comment. Absolutely amazing, this post could have just been written today and be correct to the market. My sellers are talking to me and asking if they should pull off the market until after the holidays, I think not, but hope a lot of others do, especially the overpriced ones.

I would show this post to your clients and show them when it was written! Selling your property is kind of like the stock market. Hard to time and you can't say shoulda, coulda or woulda! Just do it!
