Finally a sensible approach to Real Estate Commissions! ("Hybrid Commissions")

The struggle continues regarding Real Estate Commissions. Sellers want to save money but don't want to sacrifice service. To acheive this there has to be consideration given to all parties to the real estate transaction.

Firstly the seller has to save. That means lower total commission charges than what is now "typical commissions".

Secondly the seller wants full service including MLS® listing.

Thirdly there has to be consideration given to the person I believe to be most critical in a real estate transaction and that is the person who brings the "BUYER". They provide experience and knowlege and often influence the "BUYER" in the buying decision. The "Buyer's Agent" deserves their compensation. They earn every penny.

Fourthly the listing agents need to be able to earn a living.

What I've discovered some days is buyers and sellers want all the services and don't want to pay a dime for them.  What we have to do is stand behind our services and be the ones to give them everything we have in serving.  I like your points.
