January 2010 Kauai Market Statistics

Jan 2010 certainly outperformed Jan 09 with 54 sales this past month compared to 20 in 09. Hopefully, this bodes well for the rest of 2010! Of January's sales; 31 were residential, 9 land sales, and 14 condos. The residential sales were across the board with 1 in the Waimea zone, 9 in Koloa, 7 Lihue, 8 Kawaihau zone and 6 in the Hanalei zone. In Jan 08 there were 50 sales, 69 in Jan 07, a whopping 121 in 06 and 105 in Jan 05. We've clearly got a long way to go before we get back to the height of the market.

Despite a 170% increase in sales from Jan 09 to 10, sales volume is down going from $24,023,569 in Jan 09 to $22,120,465 in Jan 10 which represents am 8% decrease. What does THAT say about pricing? In Jan 08 sales volume was at $47M, Jan 07 was even higher at $55M, while Jan 06 posted volume of an amazing $95M with Jan 05 at $67M.

As for median sale price, residential in Jan 10 is at $375K down from $466K in Jan 09, $585K in Jan 08, $799K in Jan 07, $651K in Jan 06 and $492K in Jan 05. Land went down from $250K in Jan 10 to $200K in Jan 09. Jan 08 had the high for the last few years, with a median price of $855K up from $425K in 07, $585K in Jan 06 and $330K in Jan 05.
