 When a small home repair is not fixed, it allows potential buyers to negotiate downward on the sales price in order to  compensate for the  amount  of money that will be needed to cover the repair costs.

 Today, the majority of buyers are looking for homes that are turnkey. They want to be  able to  purchase a home, move  their  belongings in without the worries of having to do  any type of repair  work.  

 Sellers often times make the huge mistake of not cleaning or replacing   their flooring  before putting  their home on the  market.  Sellers will often become comfortable with their  surroundings to where  even  the most obvious of stains some how  become    forgotten.  Unfortunately for sellers, soiled/damaged  carpeting or flooring only will turn buyers off quickly and can   even result in  becoming an  immediate deal breaker.  

 When buyers are on the hunt for that perfect home  and  they enter a house that has  soiled or   damaged  carpeting,  it instantly sends a negative message.  The buyer starts  calculating,...  How much money  will I need to spend to  replace it?  What types of  issues am I going to find  underneath the carpet once it is removed ... mold, floor  damage , etc.?

Don't leave your buyers guessing!

 Sellers can easily impress potential buyers, simply by shampooing the carpet prior to putting the house on the market.  Not only will it take care of the soils and stains, but it will help freshen up the house and remove trapped household and/or pet odors that can often offend buyers. A simple and inexpensive solution!

 

 

 If the carpeting issues are beyond fixing   with just a simple  shampoo, then  replacing the  carpet with new neutral  toned    carpet is highly  recommended.  Although  it can be quite an  expense  to replace it, it is far  less than  having to take a      reduction off your sales    price  because the offers  are not coming in.  After all, your home is usually  your largest    investment!

 

 Don't leave the sale of your home up to chance!

 

 Fresh clean  flooring  makes a  lasting  impression with buyers and can only  enhance your  homes  beauty and  maximize its  selling  potential!

 

 When it comes to hardwood flooring, tile and linoleum, the same holds  true.  Damaged or soiled  flooring can easily turn  buyers   away.  Make the  repairs prior to putting the house on the market and  impress potential  buyers with a home that is  well maintained!

And replacing flooring before listing is more important than just offering an allowance. Buyers need to see the difference to elicit the most effective emotional response!

Michelle- good series!  I wish more sellers would understand that even though it is an out-of-pocket expense, replacing worn or stained carpeting or chipped tile is still less than a price reduction and running the risk of getting no offers.

MichelleYour Deal Breaker Series is great.  And carpet really makes a difference.  I once had a corporate client who insisted on replacing all carpet with bran new, beige carpet.  They also painted everything a fresh off-white.  it was amazing, properties that had been sitting for months before my clients acquisition, sold almost immediately and at great prices.  It is too bad that it is so hard to convince so many Sellers of the importance of paint, carpet and, of course, staging.

Deal breaker indeed.  Noone wants to buy worn or stained flooring and generally they will deduct more than the actual cost to repair/replace when/if they make an offer.  Great post Michelle.

Deal breaker for sure!  I hate to see listings with "carpet or flooring allowance" stipulations.  That just doesn't cut it today!

Kathy- Thanks!  So many times sellers think buyers won't notice all the little flooring flaws, but today's buyers are real savvy and want fresh and clean!

Virginia- So Right...I haven't met a buyer yet that is out looking for the perfect house with the dirty worn out carpet!  Clean or Replace people!;o)

Mannie- Who wants to move in and work on odd jobs around the house?  Don't we have enough to do without having to worry about a fixer upper?  Thanks for commenting!

Tori- Your so right, an allowance is a nice incentive, however its the first impression that may make the deal, so I'm all for replacing prior to going on the market if possible.

Kathy & Cathy- Sellers are often times afraid of spending up front, but it is a sound investment that can only help sell their home for TOP DOLLAR! Definitely a better decision than having to take a price reduction or receiving NO offers!

Hi Michele- Thanks! You're so right, sellers always run a risk in not selling when they do not clean/replace old damaged carpet!

Ginger-I know what you mean... carpet allowance will not make a good first impression,cleaning or replacing carpet is always the best solution!

Lori- I'm with you, no one wants to live in a house with someone elses dirty floors...not a very welcoming feel!

Grungy carpets have alays been a turnoff to me, so I always presume that it will be the same for most other people, too. I just don't want to walk around barefoot in my own home on a grungy carpet, especially if I'm just moving in.

I learned way back as a sophomore at Texas A&M University that I was not a carpet fan. Of course, having a shag carpet might have been a factor. I'm a tile fan.

Jim & Russel- Floors whether they are carpeted or tiled are always much more pleasing to the touch when they are clean!  I'm sure you both keep your floors sparkling clean all the time!

Floors can be the deal breaker indeed. Floors are the foundation for everything else - they are the largest item in a sellers house and can seem so overwhelming to deal, both as a seller and a buyer. Great post.

I am amazed at how many people will not spend $30 on a steam cleaner to make their property shine. No matter how much I tell them, they don't seem to understand that $30 can net you an additional $5000 when you don't have to buy new carpet at close.
