Happy Valentine's day. Looks like Brookfield is getting closer to finally having Nihilani sold out. I haven't checked lately but it seems there are only about 5 developer condos left. The developer is really dealing on these last few units so if you've ever thought about buying into Nihilani, now is the time. Take a look at this past week's update:

Most all the new listings are repeats of prior listings with the exception of Mauna Kai 2A which is new this week listed at $425K. This unit sold 5/00 in $110K. Pali Ke Kua 232 is back on the market as a bank REO priced at $459,900. This unit sold for 9/04 for $650K and foreclosed by the bank on 1/10. It was previously listed from 12/07 to 11/09 and started out priced at $869K and reduced to $499K during it's 703 days on the market. Cliffs 9102 is back on the market as a new listing at $750K and last sold for $450K in 2/04. This unit was listed from 6/07 to 7/08 starting out at $910K and reducing to $895K during the listing period.

Two developer Nihilani units came onto the market (they had been previously listed) showing as sold. Both were the two story, reverse floor plan Hoku models, units 8B which sold for $370K and 10B which went for $380K. You'll see these two units also listed under sales. 8B was first listed from 6/07 to 10/07 for $699,200, from 4/08 to 2/09 starting at $598,300, increasing to $665,200 and reducing to $578K, and once again from 10/09 to 12/09 for $485K. 10B started out at $730,800 in 6/07 to 10/07, was relisted from 2/08 to 2/09 starting at $699,200 and ending at $643,300.

Two unit are back on the market after - unfortunately - falling out of escrow. Kamahana 28, a short sale listed for $266K and purchased for $599K in 4/06 went contigent back in October. Apparently, after gaining bank approval the buyer was nowhere to be found. This listing says it can close in the standard 45 days if there is an interested buyer out there. Villas of Kamali'i 54, priced at $849K went into escrow the end of January. This unit sold for $607,500 in 11/03.

A fractional share of Plantation priced at $99K went into escrow after 435 days on the market. This unit sold for $729K in 6/06 and was originally priced at $145K.

As noted under new listings, two Nihilani developers units came on the market showing as sold: unit 10B and 8B.

Ka'iulani unit 64 priced at $900K expired after 336 market days. This unit sold from the developer on 3/08 for $861,070. Sandpiper 26, purchased for $114,500 in 11/99 was withdrawn from the market priced at $289K. It started out priced at $525K. A resale Nihilani unit 32B, priced at $540K and purchased for $679,295 in 1/06 was also withdrawn from the market. Ali'i Kai 5101, which sold for $595K in 5/04 and was priced at $649K was temporarily withdrawn from the market.

Now on to our favorite, price reductions: Villas on the Prince 30, which was purchased for $565K in 3/04 reduced from $679K to $649K. Ka'iulani 25 went from $1.590M to $1.390M and sold from the developer in 10/07 for $1,621,790. The foreclosure Hale Honu 2A, which last sold for $155K on 5/02 and was foreclosed on in 10/09 reduced from $234,900 to $224,900. Sealodge F1 sold for $600K in 6/05 and reduced from $560K to $535K. Cliffs 5308 reduced from $675K to $635K and sold for $347,375 as a leasehold, converting to fee simple in 2/04 for $117,810. Two Ali'i Kai units reduced; 4303 purchased for $541,500 in 2/04 went from $695Kto $669K and 4303, purchased for $490K in 12/03 reduced from $750K to $725K. Both units are owned by the same seller. Two Nihilani agent owned units that are in short sale, and are showing contingent on the MLS, reduced in an effort to attract back up offers. Nihilani 27B went from $349K to $229K having sold from the developer in 10/06 for $682,180. Nihlani 32A reduced from $499K to $425K and sold for $985K in 3/06 from the developer.

"Here" this week is over on Maui where my new hubby and I came to celebrate Valentines day. We flew over, rented a Harley and first rode around the Western part of the Island above Ka'anapali and Napili then continued on through Pa'ia to Hana where we are in an oceanfront condo. So, we're off to go explore Hana town then ride up the road to the Seven Sacred Pools more properly known as Ohe'o Gulch. I understand a 4 mile hike will get you to a 400′ waterfall. Look for that next week if we make it. Have a wonderful Valentine's day.
