Preparing Your Home To Sell ~ A Few Helpful Hints

You would never dream of having guest come to your home without having it clean.  With that in mind, don't open your home to potential buyers without taking the necessary steps to sell.    If you're like most sellers, you want to get the best possible price for your home.

One of the first steps in preparing your home to sell is you have to realize that the memories you can take with you wherever you go, but the house will remain. This is going to be an emotional process.  You have to think of your home as a product

staging,loganmartinlakesalesIn assisting home sellers over the years on Logan Martin Lake, it is my opinion that the next thing you need to do is go room to  room,  pack up everything that you are not currently using, and store it in a basement, or better yet, rent an outside storage unit. Remove all personal items or anything that stands out as being customized for you and your family.  Once the home has been decluttered, you can stand back and take a look at what really needs to be done to give your home that clean, fresh, and maintained look. At this point you need to make any necessary repairs.

Now that your home is decluttered and all repairs have been done, start by painting the walls inviting colors.

Scrub all floors, clean all carpets and if you have any damaged flooring, it needs to be replaced.

This is where the fun begins; it is now time to put the finishing touches on the staging process. You will need to rearrange the furniture or remove furniture to create an illusion of space.  Make sure you have a focal point in the main living area and arrange the furniture to complement that area.

Stage every room in your home including your laundry and garage.

Eliminate unpleasant odors and smells that can kill a sale.  Do not over use candles, plug-ins or sprays.  When sellers do this, the buyer tends to believe they are trying to cover up a possible problem such as a musty or mildew smell that could exist in the home.

I have had buyers refuse to view a property because of the lack of outside maintenance.  It is very important that the yard is manicured and any painting that is needed is done.  You want your home picture perfect.

Good tips.  I always wonder about people having their home on the market when I show it and it's in really bad condition or unclean.
