Three seconds after 1:02 am April 5, 2006 was a once in a lifetime moment. At that time it was 01:02.03 on 04-05-06. That’s right, it was April 5, 2006 and at three seconds after 1:02 am it was in a sense 01-02-03-04-05-06. It is kind of like when your new car odometer turns to 1234.5 and later to 12345.6 and if you hang onto it that long to 123456.7 So that’s why I ask, what were you doing at that time? Do you remember when and where it was when your car hit one of those most recent odometer events like the ones mentioned above or when it changed to all 1’s or all 7’s?
While this may seem interesting, it is pretty trivial in comparison with home buying and home selling. If you have ever bought or sold a home, you can probably think back to the time where you got the news that you were a new home owner or that you had just sold your home. For most, these are fond memories as we look back on them but they may have been a bit tense at the time. Will we ever get an offer on our home? Will the home actually close? Will the seller ever let us know if our offer is accepted? Will our loan be approved? How do we bring closure to leaving this home where we have so many family memories?
As time passes, it takes the edge off of some of these questions and we wonder why we were troubled in the first place. Other questions may remain unanswered. But there are some questions that can be answered and you can have peace of mind about, such as, “Will our loan be approved?”

It also gives the sellers peace of mind to know that your offer is not just backed up with earnest money but with a pre-approval letter and there is no contingency for financing.
