VACANT DOESN'T MAKE IT WHEN IT COME TO MARKETING YOUR HOME FOR SALE.  A savvy seller  knows that a furnished home sells  faster than an empty home.  A  good Realtor will recommend  a home stager to assist with furnishing, arranging and staging empty rooms.  

Here's an empty Master transformed with a little help from the trunk of the car and a blow up air mattress.

the different angles of the photos are a bit deceptive.

My clients like homes that are unencumbered by someone that needs to move out.

Sorry guys....I must chime in here.

Geoff ~ You may be used to seeing a lot of vacants but that does not change the fact that professionally staged homes sell 2 to 3 times faster and for more money.

Cameron ~ The photos are of the same view...no deception there. And, yes, It does make perfect sense to a stager because we see time and time again how a staged home moves off the market much faster and that the benefit of a buyer seeing a staged home and falling in love with it, would IMO, outway their assumption that it will be a longer closing date. We put a sign in every staged home that states that the home is staged so it is not even an issue.

If you have never worked with a professional stager and seen the results for yourselves and the money it puts in your pockets...now is a grerat time to keep an open mind and sit down with a stager in your area to find out how we work together with agents to get great results!!!

Valerie, I have to agree with you.

We Staged 7homes in January, 3 the sales are complete and the others are in the works. One of the homes had been on the market 1 1/2 years ... after staging it sold with the VERY FIRST people to see it ... try and tell that agent and home owners staging doesn't work. In less than a week the home was SOLD ... it didn't drag out with open houses, showings they didn't even have a chance to do a Caravan! Money in their pocket ... no doubt about it!

Cameron,  I'm a Realtor who stages everything  even owner-managed 1 bedroom apts.  It makes a huge difference.  I have had unstaged apts I have had to show dozens of prospects.  However, when I stage a property, it is simply a matter of getting to the right prospect who can afford the property.

Thanks for the honest feedback on the angles.  I am still working on the photography part.  It is also important t hat once you've staged the property that your photos reflect how good the property really looks.

I have gotten the comment before, I did not realize it is the same property!  That is a high compliment in my opinion.  No intent to deceive.  Ceiling fans don't do much photos in most cases.

This room I should clarify is staged for another Realtor for her listing.

Geoff,  What I am also trying to show how doable it is to stage a bedroom once you get the hang of it.  Without giving away all my staging secrets, YES, everything you see in this room was literally placed in the  back of my car and taken to the house to stage this room.  A home stager is well worth talking to.

Valerie,  Thanks for the comments.  I agree with you.  Staging is so rewarding in getting to the results of a sale.  I did a full home staging that sold in one week from staging the week before Christmas!!!!

Hey Beverly! What you did to this room is great! As far as the pictures go, it's really personal preference. I see that style A LOT and it works for many stagers - obviously you're one of them!

I got your point the minute I read your blog and viewed your photos.  It doesn't have to take a lot of time or money to make a house look more inviting by Staging it verus a cold and un-inviting vancant home.  Great staging out of the trunk of your car!!!

Last month we Staged a home that had been on the market for 4 months not one offer.  After Staging the sellers got multiple offers and sold for over asking price in 10 days.  We got the best thank-you letter from the sellers...they were thrilled.  Hiring a professionally trained Stager can really make a difference!

Linda,  I really enjoyed meeting Barb Scwarz for the first time in Dallas at ASP training.  I am gearing up to start a big project,  Any ideas what to do with a wall unit where theres a big hole where the big TV was?
