It's snowing again in Bristow, VA, but I am not in the least bit upset.  Sure the roads of my neighborhood  are still death defying from our two blizzards, but somehow, the trash trucks managed to get into today and pick up two weeks worth of garbage and recycle on a regularly scheduled trash day in Braemar.  Better than getting rid of my trash?

I RECEIVED A SHORT SALE APPROVAL LETTER FROM WELLS FARGO.

Of course, thinking it would take much longer, my seller was in a panic about moving and the impending settlement date that is less than two weeks away.  Since the buyer of his home is an investor, I called the Buyer's Agent and asked if a short Post Settlement Occupancy Agreement would be possible.  Give the seller some time to collect his things and get out.  Not only is that okay, but the seller is being given an opportunity to rent the home for one year as a tenant.  Talk about things coming together at the last minute.  This would be a win for the Buyer, because as an investor, she'd have a ready-made tenant.  And talk about ease for the Short Sale Seller.  He wouldn't have to change your address, pack all your things, stop utility service and start the same utilities up in a new home.

Having relieved my Seller of the mental burden of moving for next two weeks, I decided to make my own life a little better.  I picked up a pair of heavy black courduroy pants that I had purchased for work some months ago (like before Thanksgiving.)  They were way too long and hemming them seemed like a monumental task.  Well, after obtaining Short Sale Approval, I was ready to face that sewing challenge.  Those pants are now hemmed and ready to be worn to my four o'clock listing appointment.

This snowy Monday is a good day indeed!

Chris Ann ---- well, congratulations on 2 accounts -- getting your short sale approved and getting those pants hemmed.

Chris Ann:  May I be the first to wish you a happy and joyous "regularly scheduled trash day."  Are you going to put up a tree ?

And... part II... congratulations on your Short Sale approval.  Maybe you've uncovered the secret.  One blizzard = one short sale approval.  Great News !

What a great way to start a Monday.  Hopefully it is just a sampling of a great week ahead.  By the way how many Broker classes have been cancelled?

Liz:  I should have done this ages ago...hemming the pants.  They are so comfy and warm.

Karen Anne:  I hope that is not the secret to short sale approval.  I can't handle any more blizzards.

Cindy:  No cancelled Broker classes, surprisingly.  We've managed to get them all in, with one accerlerated class the day of the first February blizzard.

Hi Chris Ann, congrats on the approval. I'm sure your client is very happy. Isn't it funny how we can deal with difficult situations but things like sewing make us cringe? I don't go near a sewing machine. It wouldn't be pretty, lol.

Martha:  Now that I'm not walking on the legs, I will make them a regular rotation in the wardrobe.

Mike:  I don't look at working these as headaches.  I am a control freak and like to have my hands in the stuff that really affects my clients.

Sheldon:  Maybe next short sale approval I'll sew on the various missing buttons from other wadrobe items.

Carla:  Everytime I see you in my comments I wonder when my friend Carol became a Realtor®.  You look just like her.

Jackie:  I love to sew, just have very little time for it these days.  And the further I get from my sewing machine, the more I feel like I don't know what I'm doing.

Carra:  Thanks.  This year has certainly started off with a bang with regards to my business.

Cara:  It's nice to be able to be out and about again.  I did end my day by getting trapped in a parking space.  Lesson learned:  Just because you can pull in, doesn't mean you can back out.
