A Sense Of Urgency — Where Is It?

I feel very fortunate to have each and every client I have these days. Compared to some of my peers in Central Texas, I am blessed.

But it is definitely surprising to me, at this moment, that the sense of urgency on many of my clients' parts are lacking. I take responsibility for some of that, because I believe that a good agent has a responsibility to help point out the reasons to be urgent.

But I run my business a little differently. I don't rush people. I don't push them. I don't oversell. 

However, I do explain in detail each micro-market as I am dealing with each client. What I mean is, some areas in Central Texas are buyer's markets, some are seller's markets. Our price points are all over the map. You can drive 10 miles south of Austin and pay $130,000 for a home that will cost you $190,000 10 miles north of Austin.

Southend buyers are finding inventories are shrinking faster, and multiple offers happen quite a bit.

Everybody wants a "deal," and there are a few good ones.

But everybody seems to think the deals will get better, that offering 50% of list is OK. But I won't do that. Will you waste your time doing that?

How do you handle these situations?

Many of us are all asking the same questions...and many buyers simply do not understand the market....and I won't waste my time with buyers who constantly want to low ball...when you know it will never work...and it is damaging to my reputation....however, we must be patient and educate--If the buyers are willing...otherwise, forget the torment!

It takes good agents such as yourself to continually present important information to your clients on the current market conditions.  We can however only present what we know and hope that buyers will not wait too long and miss a great opportunity!

I agree many buyers are living the dream that it is a buyer's market. In many areas in Austin that is not the case. Facts and figures and plenty of graphs to show what the market is doing is the best way convince buyers what OUR market is doing. Have patience..keep on educating and the will make a decision or you will have to turn them loose.

Thanks, all. I know it can be frustrating. But I do enjoy my clients right now (don't have anybody that is unpleasant to deal with).

I always show them the comps...that's the first step to reality.

If that doesn't work, I go ahead and write the lowball offer, after all, it's the buyer's prerogative.

The smackdown that comes with the above is usually all it takes. Yeah, some time might have been wasted, but experience is the best teacher.

I try to give average negotiating discounts for 2 or 3 of each clients' focus neighborhoods. When they hear 94% or 96% instead of 80%, it usually corrects any misconceptions right away.
