  I am meeting tomorrow with two renters who like where they live. They like it so much, they want to buy it. The landlord has made oises since they moved inabout being tired of being a landlord and wanting to sell the house. He brought the subject up again a few days ago....and they called me.

  These buyers contacted me several months ago on behalf of a friend of theirs who lived out of state and was planning to relocate. They heard my underwriting on the local public radio station and contacted me nased on that. After talking to them, it turned out that I was going to be visiting the area the currently lived in the following week to see family. I took an afternoon and went to see her. We talked about her move, her wants and needs and I set her up to get listings from me. She is now here and we are actively looking for a place.  

When her friends began talking about buying the house from the landlord she told them they needed to call me first. Talk about a circular referral....I met with them today and will meet with them and the landlord tomorrow to see if we can begin to work out a deal.

Both of these sales will be under 100k but  know that there will be several more from their circle of friends and acquaintances and the satisfaction is pricless.

Thank you all. I really do think that this is the heard of the business. Referrals are the best and I think the easiest way to build a business. Giving great service beats advertising any day.

Deb this happens to me all the time since i am in property management.  Renters turn into buyers, and buyers into investors..... then the cycle starts all over again.... i then manage for their tenants!!

Tenants become some of the MOST GRATEFUL owners.... especially those that did not know they could own! They are the ones who tell the whole town!

Thanks again. I think the key is to always treat every client this well and let them know that this is a matter of course for you. If they understand that you treat everyone with the same care and respect, they can't help but refer to you because it is how theywould want their friends and family to be treated.
