ANDROS ISLE IN WEST PALM BEACH: A WONDERFUL AFFORDABLE COMMUNITY!

A quiet and friendly community of 820 homes in eight neighborhood, Andros Isle is located in West Palm Beach on Okeechobee Boulevard between the Turnpike and Route 441.  Homes that were once priced in the $500,000's can now be bought for the high $200,000's to low $300,000's.  It is a buyers' market and there are good deals to be had in this moderately priced neighborhood.

Residents at Andros Isle speak about the peace and quiet and the beauty of the area which is carved out of marsh and preserve land.  Looking to the north and west, it is easy to see unique birds and wildlife in the marshes. There are both single and two story homes in Andros Isles with the larger homes having nearly 3000 square feet under air and the smaller ones with under 2000 square feet. There are townhomes as well with under 2000 square feet. 

The community is friendly with many families, children, empty nesters and retirees.   It is pet friendly and people often meet their neighbors while walking their dogs. 

There is a large and active community center at Andros Isles with fitness center, swimming pool and billiards.  The community has a manned gate and is close to the major shopping area of route 441, near shopping and restaurants at City Place and a straight shot east on Okeechobee to the beaches of Palm Beach. 

Recent Market Activity -- A total of 36 properties sold in 2009, 20 single family homes and 16 townhomes, compared with 28 properties sold in 2008.  The single family homes averaged $113 a square foot in 2009, an 11 percent decline in price from 2008 when just 12 single family homes sold at an average of $127 per square foot.  In 2008 there were 12 single family homes and 16 townhomes sold.  The townhomes averaged $114 a square foot in 2008 and just $103 a square foot in 2009.  In mid-Febuary there were 24 homes on the market in Andros Isles. Townhomes were priced in the mid-$100,000's and single family homes priced in the $200,000's.
