Spending my advertising budget on what works

For the past 4 years when I get a contact from a buyer I've asked the question..

"What in your search for a home lead you to Lane Realty?"

And... I've documented the answers I get.  I know what percent where driving down 441 toward Lake Sinclair and saw the bill board on the highway and turned left at the light and then into my driveway, I know what percent found me on Google, what percent found me via my blog, what percent found us from a yard sign (or as the case is sometimes a "dock" sign), and what percent found us from word of mouth through a friend or relative.

Why do I care?  Well it makes sense to keep up with these numbers to know where my advertising budget is best spent.

Today I had a potential seller question my use of a print medium that has a long history with this area.

I still do run one page in that monthly publication, but I no longer sign a contract and I no longer purchase enough pages to be in the cover rotation for that publication. 

WHY?

Because I also keep up with the percent of my buyer leads that call me because they pick up that book and flip through and see a home and call me to make an appointment to see it or even ask about it.  And for the past 4 years the percent that called from it has been less 5% AND the percent of actual buyers have it has brought me has been 0%.

I have nothing "negative" to say about print or radio media.  Frankly I worked for a newspaper for 7 years and sold radio ads for a couple of years before I started in real estate.  And like I said, I do still run one page for the name recognition, which I know is important.

But if you list your house with Lane Realty, you might not see it in print every month.  But if you Google your address, Google Eatonton Homes for Sale or Google Lake Sinclair you will find your house and since over 70% of people who buy homes start their search on the Internet, isn't that where you want your house to be in front of buyers?

The real estate companies that have gone out of business in my market with the "housing crisis" have been the ones that only relied on print media to bring them buyers.  So when I think of "how's that working for you?", print media is NOT working for me, so I choose to put my money in what is working.

Interesting statistics that probably parallel a lot of other markets.  Spend your money to attract business.  If you don't get business then it isn't working.  Simple logic. Wonder how long it will take print media to figure this out.

Mary- The reason I still run one page is partly to satsify sellers who don't yet understand.  And it's not that I think print doesn't work for some things, I in fact do, but the "classifieds" are no longer where people go to find a home.

Tammy - That's the way to do it girlfriend.  I do the same thing with all my prospects because it is absolutely vital that I know where my business is coming from and that is where I need to focus my marketing time and efforts.

For me, the bulk of my business comes from referrals from my SOI (nearly 60%) and so I have to be working my SOI because they are my lifeblood.  In just the past couple of months, my internet leads have surpassed my leads from my first time buyer workshops but my leads from my farming are still my second source of business.

Ty- Absolutely they are, and that old saying you have "spend money to make money" while true, you better be careful where you spend it.

Because we are in a second home market we certainly get less referral leads from sellers who sell and move away, but we do get a good number from buyers.  And Donne- do you ever offer to do a workshop for first time buyers at a real estate office and split costs?  Thinking of asking one of my LO.

Oh, I forgot to ask,  'Did your snow melt?'  Every time I see that poor cat I want to invite him inside even though I know he is not real.

I still have a snowman on my front porch.  Hopefully I can put him back in the garage in March as our winters last longer than yours.

Mary- most of it melted the next day, expect for the "northern" side of things that had shade all day and no sun.  Now we're dry and having nights down to 20, which is so unusual for Georgia and I am not loving it.  I'm ready for 70 and we usually get some 70's in February, but not this year.  I keep telling myself spring is coming.

 

Now a snowman in the garage- that's different.  I may need you post a photo of that.

Tammy - That's the only way I do my workshops.  I have four Realtors friends who work at two different agencies and I only do my workshops with these four Realtors.  Having said that though, my numbers from my workshops having been slowing dropping for the last two years.

These days, my top three sources for leads and business are 1) referrals, 2) farming high-end apartments and 3) internet.  My internet leads are primarily from my website and my AR blog.  While I have received a few leads from other sources, I don't have any closed production from those other sources, just my website and AR.

Karen- I think you'd be super surprised at how little the billboard cost me a month is a rural area like this renting the space from a private individual who owns the storage unit business where the sign is located.

Donne- most of our clients are in the market for second homes, but I was thinking having a first time buyer workshop might expand our reach some what.

Tammy - Of course, I will agree that targeting first timers is a great way to increase your business, I've been doing that for 8+yrs and its certainly working for me. 

In farming for attendees to your workshop, both you and your Loan Officer need to work your SOI's.  Target your clients who have adult children who are either living at home or renting somewhere.

I want to also suggest maybe farming some of the large apartment complexes in your area.  Focus on the higher end complexes where the difference between the rent and a house payment isn't that great.  I use a small inexpensive piece of direct mail that appeals to the fact that renters here in Los Angeles and Ventura counties can probably own for what they're paying in rent and I have proof of that to support my marketing.

I have a Realtor friend who only farms tenants who are renting SFR's in a particular area.  He gets the list of non-owner occupieds from title and just works those properties religiously.  It's been successful for him.  However, you might want to be careful with that one, you don't want to be targeting the tenants of your previous investor clients.  I suspect in a small community like yours, you have a large number of investor clients you and your agents have sold to over the years.

Hi Tammy: I see that little cat paw print in the snow next to your figurine, LOL.

I rarely do any print advertising anymore. We have a local paper for our neighborhood in Land Park, and I often advertise in the quarterly edition that lists the other Land Park agents. But only because I don't want a client to look at that page and wonder why their favorite Land Park agent isn't on it. Not because it brings me any business.

Buyers are looking online these days. Almost 100% of my marketing efforts are geared to making that first great impression, and to get that potential buyer motivated enough to make an appointment to see the home. You still have to get those buyers INSIDE the house. So that's what I gear my marketing to accomplish.

Elizabeth- Umm, two of my cats are kind of on the fat side, but their paws are not quite that big.  That would be the Great Dane in our family that made that paw print.  And my point about still running the one page in the book is much the same.  Don't want to be the ONE company NOT in the stupid book... even though I get no business from it.

Linda- I agree money shouldn't be wasted, but sometimes presence is needed even if it doesn't bring business, but I did cut WAY back and put my efforts mainly in what is bringing business.

Tammy...You are obviously on top of your business.  It makes perfect sense to keep track of where your business comes from, and spend your marketing budget when it does the most good.

Hi Tammy, I agree newspaper advertising is not the way to go these days although many big agents in our town advertise weekly in our real estate pull out section.  I think they want to keep their presence in the forefront.  For me it just isn't worth it.

Jenny- many things I used to spend money on just aren't in the budget currently.  With the housing downturn in my area I've been a lot more frugile how I spend my money and it makes sense to put it where it's working for you.
