Don’t Hire that Agent

That’s what the client said he was told. Actually, He was first asked, “You’re not going to hire that agent are you?” That was the opening remark when the agent spied a Comparative Marketing Analysis with the other agent’s business card on the kitchen counter.

When the client asked why, he was told the other agent does not sell anything and the agent pulled out a long print out of all agents’ stats from the previous year that can be found in the Multiple Listing Service reports showing dollar volume with total listings and sales. He then proceeded to point out where he stood and the other agent stood on “getting the job done”. The agent giving the presentation did not focus on what he was going to do for the client but, how much better he was than all the other agents out there.

He did better virtual tours, had a better web site, won this and that award, had membership in one other Multiple Listing Service, was younger, leaner, meaner than all the paper hangers (licensed agents) in every office in the market area. The home owner was impressed with just how impressed the agent was with himself. It made me laugh when I was told about his presentation. I know the agent very well and I know of the tactics he uses. He, the other agent, even shared with me this “sales pitch” he used when he lost out to another agent over getting a listing.

I like the guy. Kind of the way you like Archie Bunker from that 70s sitcom All in the Family. This guy had even told another would be client that he had sold more real estate than the entire office of the competing brokerage. It was true so why not say it? And, he was mad that the other guy got the listing. He couldn’t understand why someone would pick an agent over him. He is clueless.

Please don’t tell him.

It's does amaze me, some of the listing presentations I hear about!  I often wonder why clients don't ask, in the listing interview, how well the agent gets along with others.  It's so important in negotiating offers and getting the deal closed!
