Be Watchful of Vacant Homes

Homes were made for people to live in and thrive when taken care of. Vacant properties deteriorate much more quickly when the major systems of the home are not used. If you list or sell a home that has been vacant for more than 30 days, you can expect the possibility of system deterioration, particularly in the area of things that have rubber seals and gaskets. Before you write an offer on a vacant property, you may want to run the garbage disposal (locks up), the dishwasher (the seal dries out and it leaks all over the floor), the washing machine (seals dry up and it leaks), all exhaust fans (the oil in the bearings dries up & it squeals and squeaks), the humidifier (clogs up from lack of use).

Even if they are must-be-in-normal-working-order-condition items, it’s always easier to address them up front with the contract offer, than after the home inspection.

This seems like something we'd want to keep in mind as listing agents, as well, and perhaps go run these things once a week or so or advise our sellers to arrange for that to be done.

Another thing that we have to watch out for in the north Texas area is the theft of copper.

When the copper bandits see a forsale sign they look to see if it is vacant.  Then if looks like no one is watching the will steal the copper and even the compressor out of the A/C unit.

Had one theft where the neighbors thought it was someone working on the A/C so they did not bother to call the police.

Some investors have gone so far as to pull the outside A/C unit out and put it in the garage untill it is ready to close.

We even had a seller that refused to let us put a forsale sign infront of her vacant house because she was afraid of copper theft.
