Summerlin Nevada is a master-planned community located west of the Las Vegas strip.  It is near Red Rock Canyon.  Red Rock Canyon is a beautiful place to hike, site-see, bike, picnic or take a drive through.  The mountain ranges with in the 11 miles drive are amazing.  No mountain looks like the other.  There are multiple colors throughout. 

Now on to Summerlin's rental market.  It's not as great as a year ago.  Landlords are seeing rents go down and down.  Which, you would think would be great for tenants.  But here's what's going on. Tenants don't want to become tenants , Of course there are many reasons why but one reason is people are afraid to get into a lease agreement for a year.  Our unemployment in Las Vegas is very high.  Casino workers are not making the money they once did because tourism is down.  Tips aren't as good.  There are many layoffs happening.  So what I see happening is that regular homeowners in Summerlin are starting to rent out rooms in their homes.  The homeowners need additional money the renter needs a nice place to stay but doesn't want to commit to a long lease or perhaps can't qualify for the rental application.  It becomes a win/win for everyone. 

Personally, until our economic situation starts improving in Las Vegas and the Las Vegas Valley which I do not foresee to be happening anytime too soon. I think we may have a new trend happening.  Rent a room.
