Set amongst the foothills of the Ramapo Mountains along the bucolic and winding Route 202 ( or Ramapo Valley Road) is a private community of over 300 homes. The rolling hills, streams and wooded green belted areas of over 466 acres provide one of the most unique developments ever to be designed in New Jersey.

The expansive property was once the country estate of George Crocker, the son of a wealthy railroad tycoon. Between 1902 and 1907,  he designed the architecturally significant Jacobean styled, 75 room main residence now called Crocker Mansion.  The mansion still stands today and is the cornerstone of the Rio Vista development. Later the property was sold to Emerson McMillin whose fortunes were made in utilities, gas, electric and securities. He had friends in high places including presidents who were often guests at the country mansion. Mr. McMillin stayed at Crocker Mansion till his death in the early 1920's.

The ownership of the estate was turned over to the Newark Catholic Archdiocese which added another architectural gem, the massive gothic styled cathedral built in the 1930's and later added dormatory buildings which became the Immaculate Conception Seminary.

The developers of Rio Vista acquired the property around 1986. They had a wonderous vision to design a community that enabled the beauty of these landmark structures to be featured as hallmarks of the neighborhood while allowing custom built homes to be sensitively placed in and around winding belgian block lined streets.

The community has a blend of condominium styled homes set in the former Seminary building now called Walsh Hall, several streets of single family styled detached townhome or patio homes called, Darlington Village and the one and two acre homesites that are the canvas for homes ranging in size from 4,500 sq feet to well over 10,000 square feet. This neighborhood houses homes that have been coined by some as "the Mansions of Mahwah" and is readily recognized as a premier neighborhood  not only in Mahwah but all of Bergen County as well.

The Rio Vista community has it's own pool, tennis, gym and clubhouse. It is near all major roads including Route 287, Route 17, the NY Thruway and more. Loads of upscale area shopping is nearby AND you can walk to golf, skiing and the Ramapo Reservation part of the Bergen County parks system.
