I was sitting duty agent when a question came to mind:  Is sitting at the office really all that productive?  The reason for this thought was because with all the advertisement, marketing strategies and a whole host of other things that we do get our name and face out in the public....don't we need to be out amongst the public? 

There are so many things that we could be doing...couldn't we forward the phones and be on call when that client walks into the office.  Would it be more productive to talk to corporation that have people constantly rotating into the area, that do not have a relocation plan?  You could be there answer to a long term dilemma. 

 Don't get me wrong, sitting in the office has a level of productivity...you can cold call, follow-up on clients, get organized with presentation packages, and a plethera of things that go on during that time.  But what about the practicality of Real Estate? What about the interaction with people?

Some one please help!!!  Where does the most productivity come from?  This is a serious question for those who would like to share the secrets, and for those of us that are dying to learn

I am the preferred lender in a local real estate office.  You make a very good point.  Most of the agents I see on office duty sit around and check email, watch you tube videos, and just generally kill time.  I don't know what they do outside the office, but I know not much happens in it!  LOL

The good agents that really produce only come into the office when they have a client meeting set up.  Hmmmm.....

Mason - I think that you have a to have a balance.  Obviously you must be in the open to show and sell houses, but it's the reconnect time, and the "hour of power" in the office that is the MOST productive for me.

I've come to few desk time as exactly that - desk time.  I plan my paperwork, file reorganization, mailouts, photocopying and such around it.  It's one way to make sure it's productive whether the phone rings or someone walks in the door or not, and it frees up the time I'm not on desk duty to be doing more proactive things.

Mason,

Thanks for the post. I agree with Tricia. We call it floor time/opportunity time, but it allows you to be available for walk ins, and we get a fare share of those and they aren't just buyers, but sellers in the neighborhood as well. Sellers have walked in and listed their home. However, when you're not with a client or customer. It is a great opportunity follow up, post to the Rain, orchestrate a mailing or do some business development planning.
