Showing Feedback for your Sellers... They LOVE It!!

I am quite diligent when it comes to providing feedback on homes that I show. I have been on the admin. side of the real estate business for long enough... I know how frustrating and time consuming it is to try and track down feedback for my sellers. ((Agents are hard to get ahold of... I'll save that pet peeve for another blog...)) Sellers are very anxious to hear what other agents have to say about their property, as are listing agents.

But, I also know how confusing it can be trying to remember all the details from the 15 homes that I showed a certain buyer in one week. I keep great notes... but all the homes still "blend together"- especially in Cookie-Cutter Colorado Springs.

So... I have been trying to figure out a way to streamline this whole FEEDBACK process.

  1. How can I GET the feedback?
  2. How can I know that the showing agent remembers my listing?  
  3. How can I effectively relay this feedback to my sellers?

Finally, I stumbled across an online service...  HomeFeedback.com.  This service allows the listing agent to:

  • Input the listing info and photo (great for jarring the memory of the showing agent)
  • Supply up to 10(?) rating based questions about the property
  • EMAIL the showing agent w/ showing questionairre (auto-email) up to 3x until answered
  • Provides seller w/ showing webpage. Now they can access all the showing info. 24/7.

Now the listing agent (or admin staff) doesn't have to chase down showing agents. The showing agent can provide feedback at their convenience. The Seller knows that you are doing all you can to get the feedback.

I'm very excited... !!

We have the benefit of Centralized Showing Service through our MLS here and it does this exact thing....makes life a lot easier!

I'm curious about your response. I used it back in Boston but hardly ever got feedback. I haven't tried it out here in California, although I have gotten requests from quite a few agents who use it.

We have used it in the past as a showing agent. Other agents in our office LOVE it and get a lot of great feedback. I don't know what to expect- but I'm willing to try it through the 30-Day Free trial... I will keep you "posted" (har har!).

There are a lot of programs availabel. In the past, I have had agents that use

www.eshowings.com and www.showingsolutions.com

I have also created forms on the websites for showing and forms in Outlook to create feedback.

I was having a conversation today with an agent that told me that they were taught to NOT respond to showing feedback requests because it gives the listing agents the opportunity to increase the price if several offers or interest is in the property. Doesn't make sense to me but I guess it can happen.

Thanks for the blog.  I was going to blog about this very thing - agents giving feedback after showing your listing.

I've been in the corporate world and had several businesses that required me to have great customer service.  It amazes me when real estate agents don't give you feedback when they show your listings.  It's simply a matter of professionalism, or lack thereof, on the part of the agent.

Carolyn~ I will look into those other services, thanks! I think that feedback is very valuable. These agents are out there, checking out my competition and what they think, their opinions, are crucial in deciding where my listings sit in the market. I would never adjust the price based on another agents opinion- but enough agents that reaffirm that my listing is overpriced, may make an impact on my sellers, to lower the asking price...

Todd~  I agree. I don't understand the reasoning behind NOT giving feedback...

Unfortunately, these services that I have checked on aren't in our area yet.  The ARMLS has the ability to provide feedback, but agents rarely use it.  Still, the first thing I check in the morning is lockbox activity.  Calls are made and feedback given.  Clients are very appreciative.  They also realize that you are on top of it more so than with an automatic system.  Sometimes a little extra effort is better than automation

At Prudential we have automated feedback through our showbook system, although it is not as thorough as I would like it. I often find a quick call to the agent is just quicker and easier.

One agent in Las Vegas offers a $5 Starbucks card if you respond to a feedback request within 48 hours. That worked for me!

I've been very successful in getting feedback from agents by sending them an e-mail after their showing. Then I don't have to chase them down and they can answer when they have the time.
also, this can be forwarded to the sellers if desired (without the agents e-mail address of course)
OR< just cut and paste and e-mail to the sellers with a note that you'll call them later but didn't want to bother them at 5:30 am or whatever time you sent it, if not a reasonable hour.
Seeing the comments in balck and white should have an effect.

Adam & Sharon~ I completely agree with making it personal, but I am also a big proponent of leveraging my business, as well. I would rather spend the time it takes to track down agents who have already shown the property, actually getting more agents to show it. Also, this system is designed to make it feel personal. ((and if the agent doesn't reply in 2-3 days, we call them anyway.)) I know that each marketplace is different, but I always have better luck reaching agents via email than phone, for ANY reason.

Maybe the problem is if you are busy you show so many homes it get hard to keep them fresh in your mind. I like to leave a post card right there while I am in the home.

Ok- Day2: We have gotten great feedback results from all showings (8)!! Our sellers are amazed, too. Maybe it is because Colorado Springs agents are former Techies. We LOVE the internet- !

OK, so I'm really late to this one. Just happened across it while searching blogs of another topic, but wanted to chime in. I've used this service now for a little over a month and have had unbelievable response from it! I'd estimate about 70-80% of the agents who show my listings have completed the online survey so my sellers are THRILLED! Definitely worth a try for any agent who wants more feedback and more free time away from calling showing agents!
