How important is the for sale sign in your yard when selling your home? I guess it depends on your perspective.

Here's a conversation that I had with another Kansas City agent. The name is not real but the conversation is:
Maria: "That's a nice house you just listed over on 65th, Quartz."
Quartz: "Yeah, it's a great location for my sign! And I have 3 more listings I'm taking over the weekend! That will give me 25!"
Maria: "Wow! That's great, Quartz! Congratulations! Can you service that many listings?"
Quartz, scratching head with look of concern on face: "Yeah, no, I don't know....I thought about that.... look of light going on in eyes, followed by big smile But, you know, I don't do all that stuff you do for your listings. Ah, they'll be alright. motion with arm Besides, they're all overpriced so I can't sell any of them anyway. big grin Maybe I can get 'em to come down on the price or something sometime. But, you know, sooner or later, with that many listings, some of them are bound to sell, right? both arms out with shrug And in the meantime, my sign's in their yard. You know me, I like free advertising!"

There are a number of lessons to be learned within this short conversation but maybe the most important for someone who is selling their Kansas City home to take away is this: All real estate agents know that an overpriced home will not sell.
Moral of the story? Well, I see several here but let's focus on getting your home sold. If that's our focus then the moral is: If your real estate agent suggessts that your home is priced too high for this market, you might want to pay attention.
If you are not getting showings on your home, ask your agent why. If you are not getting one offer for every 8-10 showings, ask your agent why.
