JUNE 2007 MARKET REPORT FOR STAFFORD COUNTY, VIRGINIA
Stafford County is very popular with military buyers stationed at Ft. Belvoir and Quantico.  Transportation
alternatives include automobile by Route 1 and Route 95, the Virginia Railway Express AND slugging. 
Slugs are commuters who go to designated locations along the Interstate and are picked up by drivers
who use the slug riders to qualify for the Express Lanes on Route 95.

June statistics are showing few changes in the downward trend for pricing and an upward trend for "days on the market", 114 days.  Homes ARE selling, just selling very slowly.  Price is the #1 barrier to sale although the slow decrease in price has created a larger number of interested buyers than in months past.  Buyers need to MAKE OFFERS on homes they like.  Buyer pressure and pressure from new home builders IS BRINGING home priced down.

149 Detached Homes SOLD June 2007 - Average Price SOLD $399,838
13 Town Homes and SOLD June 2007 - Average Price SOLD $282,191

Prices for SOLD DETACHED homes in Stafford County decreased by an average 6% May to June 2007.
The lowest list price for all homes SOLD in Stafford County in June 2007 was listed for $144,900 and
sold for $135,000.  The home was offered for CASH ONLY, septic problems and no warranties or repairs.

The highest list price for all homes SOLD in Stafford County in June 2007 was listed for $800,000 and
sold for $850,000.  The home was new construction on 3 acres.

These homes are constructed with 4 bedrooms, 2 full baths, powder room, full basement, 2 car garage.

New home builders have discounted base prices for homes within a mile of the Leland Station VRE to as low as $425,000 with incentives for closing help and upgrades.

CELEBRATION SHOPPING CENTER almost completely filled.  The Super Giant will bring new shopping convenience Giant Store in Stafford Countyto residents in Southern Stafford County. 

Shops and services in the new strip mall will offer computer services, FedEx, Postal Services, hair styling, nails, tanning services, food mart, gym and fitness center and more.  Shopping in the past has centered around Northern Stafford County.  Celebration will offer convenience shopping to Southern Stafford County along Route 17, 95, 1 areas.

Hi, Lenn- just curious.  Have granite countertops become expected in the lower end, or is that an upgrade?  Im surprised at how much standard granite I'm seeing in new homes at the lower end, but upgrade cabinets don't seem to be expected.  I'd think that the builders would have a better profit with granite.

Granite is often a standard feature in homes in the $500K plus ranges.  The price has come down so much in the past few years, builders are making it standard in lower and lower priced homes. 

I sold a $520K home in Prince William County recently that had Corian standard but the upgrade to Granite was only $2,300.  In homes in the $750K range it's probably going to be standard these days with slow sales. 

Of course, if the market picks up, the "standard" features will be reduced.  Incentives come and go here depending on the market.

That's what I was curious about- if the customers/clients are now expecting it in the lower end of the scale, it'll be a nice addition in the recovery end.  Perhaps when the builders pull back, the resales will have enough to offer.  Cyclical.

Laurie.  Let's hope the builders don't pull back any time soon.  New homes are the ONLY thing I'm selling right now.  Today I'm showing new homes in Prince William County with base prices $100K lower than a year ago.
