Step One: Find The Right Home Or Right Agent?

So you're anxious to start your home search like many house hunters. The flood gates are open with buyers all across the country trying to snatch up those bank owned steals just in time for the TAX CREDIT DEADLINE April 30, 2010 and your wanting to get the best deal, so here you are, searching the Internet websites for that dream home. Like many people, they start the search from the Internet, look through magazines, driving through the neighborhoods and calling directly from the for sale signs in the yards. While there is nothing wrong with doing this, you will certainly find yourself putting lots of miles on your car and spending allot of time traveling and might not have the most current information that you have seen on one of those third party websites.

I have had some dealings with some clients that thought they are going to see if my search may have left out some potential homes. They sent me some homes from some of these websites and after running them through the Realtor MLS, the homes were no longer available for sale as they were either withdrawn or under contract. The good thing is they experienced first hand that the information I was providing to them from our MLS is accurate and trustworthy.

Once I start a relationship with a buyer, I find out as much as I can as to what they are looking for in a home, a neighborhood and price range. I then provide them the most up to date searches each day and send directly to their email, they will even get all newly listed and recent price changes of any home that meet their criteria.

If your in the house hunting mode, it would do yourself a world of good to start your search for a qualified Buyers Agent before the home. Meet with a few Agents and find an agent that works FOR YOU, has your best interest in hand and has the experience in the area that you plan to buy.

Finding the right home is important, but many buyers don't really know upfront what the "right" home is.  How often has a buyer given you one set of search criteria to use and ended up buying a home with significantly different criteria?  The right Realtor really does make a difference and that value needs to be communicated.

It really does make the difference, That is why I ask many questions. I even have a form to help them narrow their search and keep them focused. As agents we can help them keep the emotions to a minimum by sticking to the fundamentals. We are not just transaction agents but advisors (if you will).
