High Water Pressure...  

high water pressure     The Nashville real estate market, with its diverse blend of older and newer construction, can lend itself to some challenges to the home inspector. One of the items we check during is the water pressure. Older properties, that have the original plumbing system tend to have high water pressure. While this is not a "deal killer", we inform our clients of this issue.

     Many home warranty companies will not honor claims if the water pressure exceeds 80psi. Also the higher pressure will wear out valves and washers quicker than houses that have a regulated pressure.

     This is a fairly simple repair for most plumbers. Depending upon the area, ranges will vary between $250 - $500.

How about low water pressure? I seem to have that in my house right now. Unfortunately, It's not consistent, so I can't get anywhere talking to the city.

Why would water presssure be higher in older homes?  I thought it would be the other way around.   I thought in home inspection in older homes it was low because of sediment build up in pipes?

Interesting. Around here I find high water pressure at a number of sort of medium aged houses, not usually the really old ones. On the other hand, the city puts out high pressure in Bellingham so if they do not have a reducer, then it can be 110 or higher.
