I recently listed a foreclosure and have agents calling hourly/daily to show it.  We have a offer now but the bank wants to wait a little bit until all the current showings are done and I am sure they are in hopes to get a higher better offer.  I dont blame them, I would do the same.  This particular local bank buys their foreclosed homes, hires a local contractor to fix or make it show better.  On top of that they put thier homes on the market at fair market value.  I like the fact they are helping local contractors and improving the homes they now own.  Their theory is, if they fix any problems they see, the more likely to get better offers and lose less money.  Of course not all banks do this.   ~Smart Bank~

I feel for the home owners out there that have their Homes on the market at a fair price and have their home in tip top shape but the buyer will buy the foreclosure over another just because it was named a foreclosure.  This has happened to me last year.  They think in their minds what a great deal they got and can't wait to show the family and friends and yes brag a little bit.  Look what we got and I only paid $____

I think its human nature to feel good about your decisions but I tell my clients just because its a foreclosure does not mean its a good deal!  It has blows me away just how us humans act or re-act in life.

The foreclosure's get more exposure just because of the name, so they stand out in the crowd.  I work very hard on my listings and I know Price is king but some great homes are being over looked because they don't have that majic namel

Now, how can I get all my listings to stand out in the crowd like the foreclosures and sit back and let the phone ring?

June.. Isn't it funny how much buyers love foreclosures? Sounds like your listing has a very smart bank behind it. I hope it goes well for you. Getting regular listings to stand out like foreclosures is a tough one. I think all you can do is encourage sellers to list at a fair price and keep things looking as polished as possible. You hit the nail on the head when you said that people like to feel like they are making a good decision. They also like to feel like they are getting an incredible value! If you figure out the magic formula to make them stand out, let us know!

You are so right! I have people who call all the time asking for "foreclosures".  I try to explain that they're not always the best deal, the same as "short sales" in our area. But the need to get a perceived bargain, and look smart to their family and friends out weighs logic sometimes.

Hope you're not getting more snow today.  I saw some crocuses and tulips peaking out yesterday- do we have hope for spring soon?

Hello June, what this bank is doing makes so much sense you have to wonder why more banks aren't doing the same or sellers for that matter.  I recently had two listings that needed repairs and a bit of touch up, but the sellers weren't willing to put the money into them.  I'm sorry to say neither home sold while others in the area that were in better condition did sell...very frustrating for me and the sellers.

Nick ~ Yes it is a shame and to think sometimes just a little touch up or paint would make it sell and they either don't see it or can't afford it or just will not do it?  The one I was talking about is now under contract as of today.

June, congratulations on the getting it sold.  The two listings I was talking about ended up costing my clients a lot more than the few hundred dollars it would have cost to make the home more appealing and consistent with other properties near by.
