Excuse me!!! Are you thinking of selling a home or a rental property in the next week, month, year?
Have you heard the pitch "Use me to sell your home and if I don't sell it in 39, or 60, etc. days, I buy it"?
Well I'm here to tell you in as soft and gentle a way possible that it's "BS"! That's right! I see it all over the place now. Agents trying to get you to list with them on gimmicks and with misleading statements.
Simply put, these agents need to use these tactics because they simply do not have the tools or the abilities to show you their true value and why that value is so important in getting your property listed and sold in a timely manner at a price that satisfies your needs.
The fact is these agents will almost never buy your house. Not because they get it sold. No No! It's becasue they set such unrealistic terms and conditions before their "guarantee" goes into effect, that should you ever get to that stage in the process, you would never sell it to them regardless. There are some agents using this ploy that have gone through foreclosure or bankruptcy and could not qualify to purchase your home even if they wanted to.
Here are some questions to ask the agent next time you see this gimmick.
1) Can I have a lender of my choice run your credit report for me?
2) Will you provide me with a buyer expense work sheet on yourself?
3) Can I get a pre-approval letter from a lender of my choice for you?
4) If you end up buying my home, will your purchase price be within 5% of my original listing price?
If they answer no to any of these questions, then I suggest showing them the door right away. Better yet, I would ask them these questions over the phone before they even step foot in your home.
