San Fernando Valley - Best Places to Live In!

Are you relocating to the San Fernando Valley?  The San Fernando Valley is located in Los Angeles County and has many vibrant cities including but not limited to Burbank, Calabasas, and Glendale.

Here is a list of my favorite cities in the San Fernando Valley and the number of available homes, condos, short sale, and bank owned homes.  Be sure to bookmark this post!

Studio City, CA - There are currently 121 available homes and condos for sale in the Studio City area.  Of these, 58 are considered condos and townhouses.  There is 5 Studio City bank owned homes and 13 Studio City short sale homes.  Studio City is one of the most popular areas of the Valley because of it's location to Hollywood and the Burbank Studios. 

Sherman Oaks, CA- My second favorite city of the San Fernando Valley is Sherman Oaks.  Sherman Oaks is adjacent to Studio City and in close proximity to Beverly Hills, West Hollywood, Hollywood, Bel Air, Brentwood.  There are currently 172 available single family homes and condo / townhouses for sale in Sherman Oaks.  There is 116 single family homes for sale in Sherman Oaks starting from $399,000.   If your looking for a great deal, you can find 12 bank owned homes and 19 short sale homes in Sherman Oaks.

Encino, CA- Encino is considered the Beverly Hills of the Valley because of the number of celebrities who live there and the size of the homes.  There are currently 68 homes priced above $950,000 and the most expensive home on the market in Encino is $8.65 Million.  There is a total of 125 active homes for sale in the MLS.  Of these, 13 bank owned Encino homes and 18 Encino short sale homes.

Toluca Lake, CA- Located adjacent to Studio City and Burbank, Toluca Lake is regarded one of the best places to live in the San Fernando Valley.  Many celebrities live here because of the close proximity to the Studios and Hollywood.  The lowest priced home for sale in Toluca Lake is $665,000 and the most expensive is $8.5M.  You won't find many bank owned homes or short sale in this area compared to other parts of the San Fernando Valley.  There are currently a total of 34 active homes for sale. 

Burbank, CA - Statistically speaking, I believe more people want to live in Burbank than any other city in the San Fernando Valley.  There are currently 102 available properties for sale in Burbank.  Those homes located near the Burbank airport sell for less because of the noise.  A typical 3 bedroom starter home in Burbank sells in the mid $400K.  New Burbank homes are added daily for sale.
