Agents need to be qualified or refer to someone who is. It's not the type of skill a homeowner needs to leave to someone without experience or a pro to work with. Sometimes, the bank won't even realize that it no longer holds the mortgage on the property until months have passed by during a short sale negotiation.
Banks have different department and these are trying times. .banks are unloading non-performing loans quickly so they can get some of the federal money being given away with our tax dollars.
Your Realtor may realize months afterwards that your loan is no longer with them and you have to get started again.
Also understands that your bank maybe only SERVICING your loan. Having SOLD your mortgage to someone else and you could still be getting the same monthly statements.
FACT: We ask our title company to check the public records for an assignment of deed of trust or other documents that reflect the loan has been sold to another bank. . we make sure we are dealing with the right people and not waste your time and ours as well. . .
