For the past year or so, new homes have been slowly being raised in the Copper Hill subdivision, which spans the southeast and southwest corners of the intersection of South Boulder Road and McCaslin in Louisville. Being the curious type, I decided to look into what was happening in this new subdivision.
Copper Hill is a subdivision consisting of 9 “estate-sized” lots. Poking around on the MLS, I discovered that of the nine lots, two have sold (lots 4 and 5, the ones currently with homes on them), two are under contract, and the remaining five are still on the market. The unsold and pending lots range in price from $369,500 to $450,000. One of the vacant lots (lot 9, on the east side of McCaslin), is listed at $995,000, apparently including a home with 3021 finished square feet.
According to the Design Guidelines for the subdivision, the design goal is to mimic neighborhoods of long ago, where there was diversity in architectural styles, rather than a repeat of the same few designs. Based on these goals, it looks like we can expect some different and interesting homes to go up as the lots continue to sell.
I’m cautiously optimistic about this new neighborhood. It is located at a noted gateway to Louisville, so the appearance and appropriateness of the homes to be built are key to maintaining the proper feel for a visitor’s introduction to Louisville. It is unfortunate that these lots have remained barren for so long; hopefully as the lots sell and new homes are put up, the owners and HOA will work towards thoughtful, attractive, and sustainable landscaping to replace the empty scars that have been present for so long now. If everything moves forward in accordance with the Design Guidelines, it looks like we can expect an attractive new neighborhood to grace and accent this entryway into Louisville.
