19 July 2007 - Madison, Wisconsin

As exactly five of you may know (my commenting compliment), my home was recently inspected as a sales contingency and I reported my concerns in For Your Vexation Get a Home Inspection.  While everything seems to have been rectified - it's amazing what throwing cash at a problem will accomplish - I still was a bit unsettled by the experience.  In fact, in my own OCD way, I wouldn't let it go and even more questions came up.

Always one to willingly share my problems, I contacted our Friendly Neighborhood Home Inspector - Kimberly St. Louis  - and asked if she'd come on the radio show and help me put this chapter of my life to rest.  She readily agreed - she was due for a repeat interview anyway. 

Kimberly, who is a local franchise owner of A-Pro Home Inspections here in Madison, asked if I had a couple of ideas for the show and offered some "stories" from some of her recent inspections.  (Kimberly knows we love to teach from stories!)  Here is the text I sent her, which will be the radio show's focus this Saturday:

I do have a couple of ideas.   Stories are GREAT!   Some questions on behalf of the home seller, based on my own experiences:

  1. Should the Seller be there during the inspection, especially if the listing agent is NOT?
  2. Should the Buyer attend the inspection with the Inspector?  Some issues come up:  such as liability, risk, collusion, safety, insurance, bonding...  My Buyer was in the attic, on the roof, etc?!?!
  3. Do you think the inspection - which is an option written into all Wisconsin OTP contracts - should be ordered by the Lender rather than the Buyer?
  4. Any tips for Homeowners as they ready to sell, such as a "pre-emptive" inspection to ready the home?  Are there areas where they can make things easier on themselves?

 You got anything?  If you come early we might squeeze you into Louise's show - don't know the topic, but we're sharing air time.  That's a maybe.  But be certain we will be IN THE STUDIO when you arrive.

Home inspections are necessary and protect the buyer very well, but yes, they can open a can of worms.
