Liquid gold....It's raining again here in Redding....a welcome site as the lake continues to fill up and they are getting more snow on the Mountain...all good stuff...Water is an important commodity...

If you are a seller knowing your water rights when you go to sell your land is equally important if you want top dollar! There are plenty of sellers out there that market a property on their own and don't even have water rights to to the creek that goes through their property!

Here in California the "State" owns all the water....yes you read it right...the State....property owners sometimes have water rights but no ownership to the actual Liquid Gold!

What is the difference in price between a parcel that has water rights and one that does not? Good question...and one that is answered in statement that value is determined by the buyer...obviously there is value to having water rights and depending on what you are going to do with the water it could be substantial...say 25-40% more for a parcel that has some great rights to it!

I came across a parcel recently that had 1000 inches of water that was claimed back in 1905! Wow....that works out to about 25 CFS.....That's a LOT of water!! And since this parcel is pre 1914 it has Superior rights to all that came after it!!! Good to know if you are looking to have the greenest property in the area!

To water....and lots of it!
