Becoming a Certified Distressed Property Expert has given me a new perspective. And I'm not complaining. That's the way it has to be.  

Whereas a few years ago I led what I thought was a normal and balanced life, I now realize it was a sheltered life. Now, the work I've chosen requires that I put in long hours and sometimes seven days per week to help as many people as I can and stay on top of my game. Why? Every Successful Pre-Foreclosure Sale that I can help make happen in my south metro Atlanta real estate market will help tame the tidal wave of declining home values in Georgia by preventing more foreclosures.   

And that's why I work as hard as I do. I get a rush every time I help a homeowner through a successful short sales process. Every pre-foreclosure sale is a successful sale, because it prevents bank foreclosure.

Elva - I agree, short sales can be a great way to help out homeowners in this troubled economy to rid themselves of an upside down house and the more education a realtor can get to help their clients, the better.

Good luck with the new designation, it is a different market no doubt. IMHO, I just don't see where all these initials do any good but line the pockets of the person selling the deal.

I close 2 to 3 short sales a month and have been on that track for over 2 years and I don't have any of those initials nor do I see needing them. Again JMHO.

Getting the designation taught me how to complete a short sale, from the initial interview witht he client through the post-closing follow-up. I'd never done one and had received lots of not-quite-accurate advice from more seasoned agents. The training certainly put me on the right track and has been a huge benefit to my clients.

Joyce - Keep up the good work.

But for those of us who needed a little help getting started in a new aspect of our business, don't knock the designation. I, for one, needed and appreciate the training.

OH now you are making me regret going to the live CDPE event that was just held here in Vegas on Thurs and Fri!  I did attend SFR!  It is always comforting to know there are options when you are in distress!

Renee - I'd be interested to know if you still have regrets. I'll bet you learned something valuable at the CDPE training that will make your short sale business a smoother operation going forward.
