308 ARLINGTON HOMES SOLD IN JUNE 2007!

Home sales in Arlington, Virginia for June 2007 totaled 308 homes at an average price of $572,362. This is pretty much on par with sales in May 2007 which totaled 307 sales at an average price of $574,398. At an average of 56 days on market, homes in Arlington are selling at a faster pace than most jurisdictions in the Northern Virginia market. Compared to June 2006, average sales price in June 2007 is down by 7.47%, but number of sales is slightly up by 2.67%.
Here’s a breakdown of June 2007 Arlington sales by area (and statistics vary widely by which part of Arlington County we examine with some areas soaring and others a bit depressed):
Clarendon (22201 zip code): 47 homes sold – ¾ of them were condominiums. Average sales price down 10.90% from last year at $566,065 and overall units sold down almost 34%. This urban, hip neighborhood with lots of bar and nightspots encompasses some very popular condos and residential areas including Clarendon 1021, Colonial Village, Lyon Park, Lyon Village, Monroe at Virginia Square, Odyssey Condos, and Station Square Condos.
Aurora Hills/Crystal City (22202): 22 homes sold. Average sales price down almost 19% from June 2006 at $474,798. Popular areas here include Aurora Hills, Crystal Gateway, Crystal Park, Eclipse Condos, Horizon Houses, The Representative, and Windsor Park.
Ballston (22203): 24 homes sold. Average sales price of $429,171 – 18% decrease from June 2006. As I’ve written about before, the Ballston area is built up with lots of condos, including the Alta Vista, Ballston 880, Continental, Hyde Park, Hawthorn Condos, and Tower Villas. Other residential neighborhoods include Arlington Forest, Arlington Oaks, Ashton Heights, Bonair, and Spy Hill Blvd. Manor.
South Arlington (22204): 60 homes sold. And this area of Arlington has the most available properties of any locale in Arlington with 225 currently on the market. Sold price for June was $389,779 down 11% from June 2006, but overall number of sales increased by 36%. This area south of Route 50 includes Alcova Heights, Alcova Row, Arlington Forest, Arlington Village, Barcroft, Columbia Heights, Columbia Knolls, Dominion Square, Douglas Park, George Mason Village, Nauck Green, Park Glen, Park Spring, Sierra Condos, Stratton House, and The Brittany (a recent condo conversion).
Westover (22205): 22 homes sold. This area had the fastest sales at an average of only 27 days on the market, unchanged from 2006. The 22 sales averaged at $691,132, and 11% decrease from last year. Other developments here include Bonair, Dominion Hills, Lacey Forest, Larchmont, Madison Manor, Tuckahoe Village, and Westover.
Shirlington (22206): 56 homes sold. As I reported last week, Shirlington homes outpaced the market with the sales price up by 2.13% at $408,932 and number of units sold up by 30.2%, also selling quickly at an average 32 days on market. Sales here included units at Courtbridge, Fairlington, Grove at Arlington, The Arlington, and Windgate of Arlington.
North Arlington (22207): 60 home sold. Most expensive area of Arlington with average sales price of $958,659, up almost 9% since last year! This is where the million dollar homes are located. Areas include Arlingwood, Bellevue Forest, Berkshire Oakwood, Broyhill Forest, Cherrydale, Country Club Hills, Highview Park, Lee Heights, Shirley Woods, and Woodmont.
Rosslyn (22209): 15 homes sold. Slight price decrease of 6% from 2006 to $443,300. If you want to live close to D.C. and be able to walk to Georgetown, Rosslyn is the place. Some of the condo high-rises offer great views of D.C. and the monuments (especially on July 4th). Popular choices in Rosslyn include the Atrium Condos, Belvedere Condos, Bromptons at Rosslyn, Ft. Myer Heights, Prospect House, River Place, The Weslie, and the under-construction uber-luxury Turnberry Towers.
West Arlington (22213): 6 homes sold. This small area of Arlington often gets confused for Falls Church. Average sales price in June 2007 was $850,983 and includes sales at Berkshire Oakwood, Falls Station, and The Westlee.
