There wasn’t much of a change in the total number of Franklin homes for sale in January, 2010 compared to last month. In fact, the Franklin real estate market has remained fairly stable over the past six months in this particular metric.

The figures weren’t quite as good in the category of homes sales, with 19 units sold in January, 2010 compared to the six-month high of 42 that was set in October of 2009. The number of pending sales has followed a similar parabola, down from 28 in December to just 21 in January, 2010.

A few variations aside, the average number of days spent on the market over the past six months has grown, reaching a 6-month high of 136 in January, 2010. This translates into an absorption rate of 7.8 percent based on the number of closed sales.

While Franklin, Indiana hasn’t fared as well as other areas in central Indiana things are far from grim. Homes are still selling, albeit not as quickly as one might like. In the end, Franklin is still as charming as ever and a great place to live for anyone who likes a prototypical, small-town environment.
